CONDITIONS OF APPROVAL <br /> PA-03-504 <br /> O'Harra <br /> Site Approval Application No. PA-03-504 was approved by the San Joaquin County Community <br /> Development Department on December 15, 2003. The effective date of approval is December 25, <br /> 2003. This approval will expire on June 25, 2005, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jennifer Jolley, 468-3161) <br /> a. IMPROVEMENT PLAN: Submit an "IMPROVEMENT PLAN". This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, existing and proposed <br /> utility services, and grading (refer to the"SITE PLAN CHECK LIST" for details). A fee is required for <br /> the Site Plan review. <br /> b. APPROVED USE: This approval is for the operation of a horse boarding stable for a maximum of <br /> five (5) horses as shown on the Plan dated September 23, 2003. (Use Type: Stable-Neighborhood) <br /> This includes the use of a 2,160 square foot existing barn and tack room. <br /> c. COMPLIANCE DATE: Because this development is currently operating without the required <br /> permits, the following time frame shall apply: <br /> (1) The applicant shall submit the improvement Plan within thirty (30) days from the date of <br /> approval. <br /> (2) The applicant shall obtain all necessary building permits within sixty (60) days from the date of <br /> approval. <br /> (3) The applicant shall complete all conditions of approval within six (6) months from the date of <br /> approval. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. (Section 7-1000 of the County Ordinance Code) <br /> e. STORM DRAINAGE: The applicant shall implement one of the following options in regards to storm <br /> water drainage: <br /> (1) Any additional storm water drainage created by new improvements shall be retained on-site. <br /> The drainage pattern and corresponding storm drain improvements shall be shown on the Site <br /> Plan. <br /> (2) Provide a "will-serve" letter from Naglee-Burk Irrigation District indicating that storm water <br /> drainage services are available. <br /> Conditions of Approval 1 - PA-03-504 <br />
