PA-0500221 OF DAVID & PATRICIA PECHAN <br /> (ADDRESS: 24837 E. MILTON ROAD, LINDEN) (APN: 093-140-08) <br /> The project is a Site Approval application for the expansion of an existing winery in two <br /> phases over an eight year period (Use Type: Wineries &Wine Cellars, Winery-Small). <br /> Phase I includes the construction of a 3,600 square foot building for storage of wine <br /> tanks and wine. Phase II includes the construction of a 5,000 square foot building for <br /> crushing, pressing and fermentation of grapes. The project includes the use of an <br /> existing 2,240 square foot building for wine tasting and storage of wine. The applicant is <br /> also requesting to modify the sign requirements pursuant to Development Title Section <br /> 9-1710.40)_ The request is to permit the construction of two 105 square foot monument <br /> signs at the entrance of the winery. <br /> The project site is located on the north side of E. Milton Road, 2,200 feet west of <br /> Escalon-Bellota Road, Linden. The 40 acre parcel has a General Plan designation of <br /> A/G (General Agriculture) and is zoned AG-40 (General Agriculture-40 acre minimum). <br /> Background <br /> On May 5, 2003, the Community Development Department approved Site Approval No- <br /> PA-0300118 to convert an existing 2,240 square foot agricultural building into an off-site <br /> wine cellar (Use Type: Wineries & Wine Cellars, Off-site Wine Cellar). On March 11, <br /> 2005, the Community Development Department approved Site Approval No. PA- <br /> 0500012 to convert the existing off-site wine cellar into a small winery and to permit a <br /> maximum of six (6) marketing events (Use Type: Wineries & Wine Cellars-Winery, <br /> Small). The applicant is in the process of converting the existing 2,240 square foot <br /> building into a wine tasting room with storage (see BP 0501806). <br /> Sign Modification <br /> Development Title Section 9-1710.4(h) states that one (1) freestanding sign shall be <br /> permitted per parcel for each street frontage and that monument signs shall not exceed <br /> sixty (60) square feet per sign face or six (6) feet in height.
