-2- <br /> 1710.46) states that th�! requirements of [the] section may be modified by the Review <br /> Authority in cases in wiich, due to the unusual nature of the development proposal, the <br /> requirements set forth may be considered insufficient or excessive. This modification <br /> requires at a minimum Site Approval review. In making the decision, the Review <br /> Authority must find tha:the following are true: <br /> 1. The proposed signs are consistent with the size of the facility and related <br /> structures, the location of the public access to the development, and other <br /> signage in the vicinity. <br /> • This finding can be made because the signs are consistent with the size of the <br /> facility (40 acre) and location of the public access to the development. The <br /> construction of two monument signs at the entrance of the winery is consistent <br /> with the industrl standards for wineries located off of a main road. <br /> 2. The height, size and number of the proposed signs are the minimum <br /> required to identify and direct the public to the activities, services and <br /> products available on-site. <br /> • This finding can be made because the proposed height (7 feet), size (105 <br /> square feet each) and number (2) of proposed signs is necessary to identify <br /> and direct the public to the winery which is located approximately 1,600 feet <br /> off of a county maintained road (Milton Road). <br /> The Community Development Department has reviewed the proposed project and, <br /> provided any outstandi ig issues with other departments are resolved, will approve the <br /> project subject to the following conditions of approval. <br /> Site Approval Application No. PA-0500221 was approved by the Community <br /> Development Department on . The effective date of approval is . This approval will <br /> expire on , which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been issued and remain in force, and (3) all necessary permits from other <br /> agencies have been issued and remain in force. <br /> Unless otherwise spe:ified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application.
