-3- <br /> BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT". The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for the expansion of an existing winery in two <br /> phases over eight (8) years as shown on the Plan dated April 11, 2005 (Use Type: <br /> Wineries &Wine Cellars-Winery, Small). Approved uses are as follows: <br /> Existing: <br /> • Use of a 2,240 square foot building for wine tasting and storage. <br /> Proposed: <br /> Phase l (building permits to be issued within 18 months from the date of approval): <br /> • Construction of a 3,600 square foot building for storage of wine tanks and wine. <br /> Phase// (building permits to be issued within 8 years from the date of approval): <br /> • Construction of a 5,000 square foot building for crushing, pressing & <br /> fermentation of grapes. <br /> Signs: <br /> • Construction of two 105 square foot monument signs at the entrance of the <br /> winery. Each sign shall not exceed seven (7) feet in height. <br /> c. SIGNS: The project shall comply with the following sign regulations: <br /> 1.) All portions of the signs shall be setback a minimum of five (5) feet from future <br /> right-of-way lines, including corner cut-off (snipe), and shall not block pedestrian <br /> or vehicle rights-of-way. (Development Title Section 9-1710.1[g]) <br /> d. MARKETING EVENTS: Marketing events shall comply with the following <br /> regulations: <br /> 1.) A maximum of six (6) marketing events shall be permitted annually as described <br /> in the marketing plan dated January 10, 2005. <br /> 2.) Marketing events shall end by 10:00 p.m. (Development Title Section 9- <br /> 1075.8[m][2]) <br />
