CYINnITIONA QF APPPCIVAI <br /> PA-0500221 <br /> Pechan <br /> Site Approval Application No. PA-0500221 was approved by the San Joaquin County Community <br /> Development Department on May 26, 2005. The effective date of approval is June 5, 2005. This <br /> approval will expire on December 5, 2006, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jennifer Jolley, 468-3161) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for the expansion of an existing winery in two phases over eight <br /> (8) years as shown on the Plan dated April 11, 2005 (Use Type: Wineries & Wine Cellars-Winery, <br /> Small). Approved uses are as follows: <br /> (1) Existing: <br /> A. Use of a 2,240 square foot building for wine tasting and storage. <br /> (2) Proposed: <br /> A. Phase l(building permits to be issued within 18 months from the date of approval): <br /> (a) Construction of a 3,600 square foot building for storage of wine tanks and wine. <br /> B. Phase/I(building permits to be issued within 8 years from the date of approval): <br /> (a) Construction of a 5,000 square foot building for crushing, pressing & fermentation of <br /> grapes. <br /> (3) Signs: <br /> A. Construction of two 105 square foot monument signs at the entrance of the winery. Each <br /> sign shall not exceed seven (7)feet in height. <br /> Conditions of Approval - 1 - PA-0500221 <br />
