Dedication to result in a forty-two (42) foot wide right-of-way from the centerline of <br /> Miner Avenue to the property line shall be required across the frontage of 143-420-59. <br /> Dedication to result in a twenty-five (25) foot wide right-of-way from the centerline of <br /> Shasta Avenue to the property line shall be required across the frontage of 143-420-59. <br /> Dedication shall be made on the Parcel Map. <br /> (Development Title Section 9-1150.5) <br /> 4. Structures, fences, landscaping and any or all obstructions shall be removed from the <br /> dedicated right of way, prior to recordation of the Parcel Map. The Tentative Map shall <br /> show all fences, landscaping and structures, and shall include contour lines. <br /> 5. The frontage improvements for Miner Avenue shall be constructed in conformance with <br /> the standards for one-half of a 84 -foot right-of-way Minor Arterial Street. The frontage <br /> improvements for Shasta Avenue shall be constructed in conformance with the standards <br /> for one-half of a 25-foot right-of-way Local Residential Street. The construction of the <br /> frontage improvements will be deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Parcel Map. (A$410.00 fee currently is <br /> required for processing per Development Title Table 9-240.2 in addition to a copy of the <br /> Grant Deed, legal descriptions of Parcels 1, 2 and 3, and an estimate. The estimate and <br /> legal descriptions shall be prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Department of Public Works and submitted to <br /> the Department of Public Works for approval. As an option,the Department of Public <br /> Works will prepare the drawing with estimate for an additional fee of$175.00.) (The fee <br /> due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2(d)(3)) <br /> 6. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 7. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. <br /> (Subdivision Map Act Section 66411.1) <br /> 8. The project shall be served by a public sewer collection system constructed in <br /> conformance with the requirements of the San Joaquin County Public Health Services <br /> Environmental Services Division and the Department of Public Works. <br /> (Development Title Section 9-1105.2) <br /> 9. The applicant shall submit a letter from City of Stockton verifying that the appropriate <br /> Right of Service Units for sanitary sewer have been paid for the proposed subdivision <br /> prior to approval of the Parcel Map or the payment may be deferred until building permit <br /> application with this statement "Payment for the Right of Service Units will be required at <br /> the time of building permit application" noticed on the Parcel Map. <br /> (Development Title Section 9-1105.3) <br /> 10. Payment of one (1) Sewer Main Units to upgrade the existing parcel's capacity to three (3) <br /> units shall be paid to the County prior to recordation of the Parcel Map. The fee is <br /> $2,480.00 per unit for a total required fee of$2,480.00. <br />
