This site is within the East Stockton Sanitary Sewer District. The San Joaquin County Public <br /> Works Department should determine if the proposed use will generate sewage beyond the <br /> capacity allowed for this site. <br /> 2. The owner/developer should dedicate as needed within the limits of the project to provide <br /> a 50' street section (25' half section) on Miner Avenue. Frontage improvements including, <br /> but not limited to, curb, gutter, sidewalk, driveway installation, pavement widening and street <br /> lighting should be installed prior to occupancy of any new buildings/structures on this site. <br /> Should installation of these improvements prove not practical due to existing physical <br /> constraints, the owner/developer should enter into a Deferred Improvement Agreement <br /> whereby the owner/developer agrees to install the required improvements at such time as <br /> it is practical. <br /> 3. All off-site improvements shall conform to City of Stockton Standard Plans and <br /> Specifications. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
