PA-0700481 OF JUAN AND <br /> VIR . <br /> GINA BARAJAS {APN: 143-390-14 (ADDRESS: ! <br /> } ( ESS. 3570 MINER. <br /> AVENUE, STOCKTON) <br /> The applicant has submitted the above referenced Site Approval application to establish <br /> a truck and trailer sales dealership for thirty-two trucks. The project includes converting <br /> an existing 3,600 square foot building into a sales office. (Use Type: Truck Sales and <br /> Service- Sales). There will be two employees working from 8:00 a.m. to 5:00 p.m., ; <br /> Mondays through Fridays and two employees working from 8.00 a.m, to 12:00 p.m. on <br /> Saturdays. <br /> Existing uses of the parcel include an off premise sign. <br /> The project site is located on the southeast side of Miner Avenue, 750 feet northeast of I <br /> Broadway Avenue, east of Stockton. <br /> The property has a General Plan designation of IIL (Limited Industrial) and the parcel is <br /> zoned I-L (Limited Industrial). <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> Improvement Plan <br /> I <br /> The Improvement Plan shall indicate the setback of the proposed gate. Development <br /> Title Section 9-1022.2(f) states any gate, other than gates for pedestrian use only, shall <br /> be set back or recessed a minimum of ten (10) feet from the property line unless there <br /> are at least sixteen (16) feet between the property line and the edge of the traveled <br /> roadway, in which case the setback requirement is waived. <br />
