The Community Development <br /> Department does not have record that a land use permit was applied for with regards to <br /> i the sign. The applicant will be required to provide documentation of a land use permit <br /> for the sign. <br /> Storm Drains e <br /> There are no public storm drainage services available to the project site. Development <br /> Title Section 9-1135.2 states that any additional storm water drainage created by new <br /> improvements shall be retained on-site. The drainage pattern and corresponding storm <br /> drain improvements must be shown on the Site Plan. Drainage calculations prepared by <br /> a registered civil engineer or architect must be included. <br /> Access <br /> The access driveway off of Miner Avenue must have a width of no less than twenty-five <br /> (25) feet for two-way aisles and sixteen (16) feet for one-way aisles, except that in no <br /> case shall driveways designated as fire department access be less than twenty (20) feet <br /> wide (Development Title Section 9-1015.5). The applicant must show the width of the ° <br /> driveway on the Improvement Plan. The minimum dimension for parking aisles is <br /> twenty-five feet for two-way aisles pursuant to Development Title Figure 9-1015.5. <br /> Parking i <br /> Development Title Table 9-1015.3(b) requires two (2) parking spaces for every 1,000 <br /> square feet of building, 0.67 parking spaces per employee, and one (1) parking space <br /> per sale vehicle for the Truck Sales and Service-Sales use type. As a result, forty-one <br /> (41) parking spaces are required, two of which must be accessible spaces. One space <br /> must be a van accessible space. Additionally, each parking space shall be nine (9) feet <br /> by twenty (20) feet wide. The applicant is showing thirty-eight (38) parking spaces with <br /> varying dimensions. Development Title Section 9-1015.9 allows the Community <br /> Development Department to modify the parking requirements when the requirements of <br /> the Chapter may be considered insufficient or excessive. The applicant has requested a <br /> reduction in the required parking spaces to require a total of 38 spaces, including one <br /> van accessible space. The parking requirements in regards to this project are deemed <br /> excessive as the customer anticipates two customers at most at one time. The applicant <br /> will be required to show thirty-eight (38) parking spaces on the Improvement Plan, <br /> pending solution of the circulation issue for the four parking spaces in the southeast <br /> corner of the project site. <br /> aim <br /> The applicant is proposing one sign on the Site Plan. Sign details must be consistent <br /> with Chapter 9-1710 of the Development Title and be included on the Site Plan.
