(C/O GREEN MOUNTAIN ENGINEERING) (APN: 143-350-19, 20-23) <br /> (ADDRESS: 3704 EAST MINER AVENUE, STOCKTON) <br /> The applicant has submitted the above referenced Major Subdivision Application to subdivide <br /> 1.10 acres into six (6) residential lots. <br /> The project site is located at the southeast corner of Miner Avenue and Anteros Avenue, on the <br /> east side of State Route 99, east of Stockton. <br /> The property has a General Plan designation of R/L (Low Density Residential) and is zoned R-L <br /> (Low Density Residential). <br /> The Community Development Department has reviewed the application and offers the following <br /> comments: <br /> Property History <br /> In 1996, the Board of Supervisors adopted Resolution 96-332 to abandon portions of Anteros <br /> Avenue and Miner Avenue located between the Myrtle Street overcross and Miner Avenue (APN <br /> # 143-350-19, -22). In applying for the abandonment, the Department of Public Works stated <br /> "Construction of Myrtle Street overcross as part of Crosstown Freeway has rendered a portion of <br /> Anteros Street useless as a public street. Caltrans owns an adjoining parcel of excess land <br /> which may be merged with the County's superseded parcel of roadway and sold as an <br /> assembled single parcel." (PUB-93-0006). The "assembled single parcel" was never created. In <br /> a memo dated January 24, 2006, the Community Development Department determined the <br /> County created one parcel and sold it to the State of California and the State of California created <br /> two parcels and sold it to the applicant via a Director's Deed dated September 2003, which <br /> created the current configuration of the subject parcels. <br /> I <br />
