CONDITIONS OF APPROVAL <br /> TOM ATKINSON JR. <br /> MS-91-16 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. All easements shall be shown on the Parcel Map. <br /> b. The frontage improvements for the right-of-way of ordinance <br /> requirement #1M shall be constructed in conformance withthe <br /> standards for a 50-foot right-of-way urban street, with a 50- <br /> foot right-of-way radius cul-de-sac. The construction of the <br /> frontage improvements will be deferred upon execution by the <br /> owner of a Deferred Frontage Improvement Agreement prior to <br /> issuance of a building permit. (A $250. 00 fee currently is <br /> required for processing per Planning Title Section 9-10500 in <br /> addition to a copy of the Grant Deed and an estimate for the <br /> required frontage improvements. The estimate shall be <br /> prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Department of Public <br /> Works and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing and estimate for an additonal fee of <br /> $100. 00. ) <br /> C. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> d. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> e. A Parcel Map is required. <br /> f. The City of Stockton shall verify that the appropriate Right <br /> of Service Units (R.O. S.U. ) for sanitary sewer have been paid <br /> for the proposed subdivision prior to approval of the Parcel <br /> Map and (esisting paid R.O. S.U. is 2 . 54 units, which can be <br /> expanded to 3 . 0 units maximum. ) Proof of additional R.O. S.U. <br /> purchased shall be provided prior to approval of the Parcel <br /> Map. <br />
