Site Plan and Design Review looks <br /> at, among other things, appropriate use of construction materials, harmony and proportion of <br /> overall design, architectural style, siting of structures, color scheme, parking and loading, <br /> signs, landscaping and screening, and lighting. <br /> The subject project has been reviewed in accord with the provisions of the City of Manteca <br /> Municipal Code, Title 17, Zoning Ordinance (a copy of which is available from the Community <br /> Development Department). <br /> IMPORTANT <br /> PRIOR TO ISSUANCE OF ANY BUILDING PERMITS,THE FINAL CONSTRUCTION PLANS FOR <br /> THE SUBJECT PROJECT MUST BE MODIFIED TO INCLUDE ANY REQUIRED CHANGES, <br /> CORRECTIONS, ADDITIONS, OR CONDITIONS OF APPROVAL RESULTING FROM SITE <br /> PLAN AND DESIGN REVIEW. THE COMMUNITY DEVELOPMENT DEPARTMENT MUST <br /> APPROVE SUBSEQUENT CHANGES TO THE CONSTRUCTION PLANS. <br /> The following listing of conditions shall be incorporated into the final construction pians and the <br /> construction phases of the subject project.
