Sire Plan—Commercial(SPC 04-35) <br /> Aqua Pool and Spa <br /> A. Standards as Required by Manteca Municipal Code Title 17: <br /> 1. Required Off-Street Parking. Parking stalls be a minimum 9 feet wide by 18 feet in <br /> depth (17.15.020, Table 4). The minimum vehicle backup area required for a <br /> perpendicular(90 degree) parking space is 26 feet. <br /> 2. Landscape and Irrigation Plans. A final landscape and irrigation plan for both Phases <br /> I and 11 shall be submitted to the Community Development Department for review and <br /> approval as part of this site plan. Said landscape plan shall indicate plant species, <br /> sizes, quantity, spacing, tree shading, water efficient criteria and irrigation system. The <br /> landscape plan shall be prepared by a registered landscape architect or state licensed <br /> landscape contractor. The landscape plan shall be approved by the Community <br /> Development Department prior to issuance of any building permit for the associated <br /> project. A final site inspection will be made by the Community Development <br /> Department prior to final occupancy of the project to ensure landscaping compliance. <br /> (17.19.020) <br /> 3. Minimum Project Landscaping Required. A minimum of ten (10%) percent of the <br /> total developed lot area shall be landscaped. (17.19.030.C.3) <br /> 4. Water-Efficient Landscaping. The landscaped areas of the project shall meet water- <br /> efficient criteria as outlined in Section 17.19.080 of the Zoning Ordinance. <br /> 5. Landscape Maintenance. All landscaping shall be maintained in good growing <br /> condition. Such maintenance shall include pruning, mowing, weeding, cleaning, <br /> fertilizing, and regular watering. Wherever necessary, planting shall be replaced with <br /> other plant materials to ensure continued compliance with applicable landscaping <br /> requirements. (17.19.050.A) <br /> \3 6. Landscape Planters Adjacent to Public Right-of-Way. Landscape planters, a <br /> minimum ten (10') feet wide, shall be installed adjacent to a public or private street. <br /> (17.19.070.A.2) <br /> 7. Landscape Planter Concrete Curbing. There shall be six (6") inch wide and six (6") <br /> inch raised concrete curbing between all landscaped areas and adjacent parking facility <br /> pavement and adjacent unimproved property along the common property line. <br /> (17.15.090.N.2) <br /> 8. Parking Lot Landscape Coverage. At least twelve (12%) percent of the parking lot <br /> (including access driveways or aisles) shall be landscaped. (17.15.090.6.1) <br /> 9. Parking Lot Tree Shading. All parking lots shall include tree planting designed so that <br /> a minimum of fifty (50%) percent of the parking area will be shaded at noon on August <br /> 21 within fifteen years of the planting.
