This will include areas used for <br /> retail sales, storage of equipment, and construction materials. The areas designated as 'lease <br /> space" on the site plan dated October 23, 2001 will be leased out to other companies that may <br /> require additional review upon leasing. <br /> The 3.13-acre parcel is located on the north side of Moffat Boulevard, 700 feet north of Austin <br /> Road, southeast of Manteca. The site has a General Plan designation of C/G (General <br /> Commercial) and is zoned C-G (General Commercial). The project includes two (2) separate <br /> use types, Retail Sales & Services-General, and Construction Services-Light. The applicant <br /> has not identified a use type for the buildings designated as 'lease space." The site plan <br /> identifies the use types as follows: <br /> Construction Services-Light <br /> • One (1) 7,500 square foot warehouse for Aqua Pools <br /> • A 3,375 square foot area used for outdoor storage of pallets <br /> Retail Sales & Services-General <br /> • One (1) 5,000 square foot office/sales building <br /> • An outdoor display area for swimming pools <br /> Lease Space <br /> • One (1) 6,600 square foot building (available for future leasing) <br /> • One (1) 5,400 square foot building (available for future leasing) <br />
