Parking Requirements <br /> Parking calculations are determined by two factors; square footage of building, and the number <br /> of employees the business anticipates. Each use type has different requirements for parking. <br /> The use type, Retail Sales & Services-General requires five (5) parking spaces be provided for <br /> every 1,000 square feet of building, and 0.67 parking spaces per employee. The use type, <br /> Construction Services-Light requires one (1) parking space be provided for every 1,000 square <br /> feet of building space, and 0.67 parking spaces per employee (Development Title Section 9- <br /> 1015.3). As a result, (excluding the future lease space) seventy-one (71) parking spaces would <br /> be required for this project. The site plan currently proposes 151 parking spaces. It appears <br /> that adequate parking for this project has been provided. The additional eight (80) parking <br /> spaces shown on the site plan may accommodate most of the future uses of the lease space <br /> but will require additional review prior to leasing. <br /> Sign Modification <br /> Detail for the proposed monument sign has not been provided on the site plan. If the sign will <br /> differ from the standards specified in Development Title Section 9-1710.4[e], include <br /> modifications for the signs on the site plan with the Site Approval. The Development Title <br /> provides for modifications of the standard sign requirements with a discretionary permit <br /> (Development Title Section 9-1710.4). <br /> Traffic <br /> The Department of Transportation has requested that the applicant provide traffic volumes <br /> generated during a typical business day and peak hour in order to assess any necessary <br /> operational mitigation. The proposed vehicle trips as shown on the Site Approval application <br /> appear to be incorrect. The number of trips per shift should include all trips made by the <br /> employees, customers, and vendors (i.e. each employee may generate at least two trips- <br /> arriving to and departing from work). <br /> Screening <br /> All storage materials and related activities, including storage areas for trash, shall be screened so <br /> as to not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6) <br /> to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, or in <br /> front of main buildings. (Development Title Section 1022.4[d][2]) Construction materials stored <br /> outside will need to be screened from Moffat Blvd. In addition, materials stored on the east side of <br /> the property will need to be screened from State Route 99. <br /> Landscaping <br /> A minimum ten (10) foot wide planting strip will be required along Moffat Blvd. and State Route 99. <br /> The strip shall be continuous except where crossed by driveways and walkways. <br /> Pursuant to Development Title Section 9-1020.7, all areas not used for buildings, parking, <br /> driveways, walkways, or other permanent facilities shall be landscaped. <br /> The parking areas will be required to provide a minimum of five (5%) percent of landscaping within <br /> the perimeter of the parking area, not including landscaping along the street frontage.
