c. The frontage improvements for Mokelumne Street and Orange Street shall be constructed in <br /> conformance with the standards for one-half of a 60-foot-wide right-of-way local commercial street <br /> with a handicap ramp at the corner. The existing 18-inch storm drain shall be extended to the east <br /> property line. Improvements are subject to plan check and field inspection fees and shall be <br /> processed with the Encroachment Permit. (DevelopmentTitle Section 9-1150.2) <br /> d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is$148.90 per daily trip-end generated in <br /> the Lodi area. The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record. (Resolution R-96-592) <br /> e. A copy of the Final Site Plan shall be submitted prior to the issuance of building permits. <br /> f. The car wash shall be provided with a water recycling system.
