APN: 015-450-09 <br /> As can be seen in photo "C"& "D"Mokelumne Street is fully paved with sidewalks. <br /> The owner completed and returned an Environmental Questionnaire,which is included in this <br /> report. A statement in the questionnaire indicates the sign off for the clean up was in 1997. By <br /> ►. telecon the owner stated there was a leaking oil tank. The present owner purchased the parcel in <br /> 12/03. <br /> The Property Profile from the Assessor's Office is included. <br /> The past environmental conditions are well known and recorded. These have been described in <br /> the documents by EDR. All have been finaled. As all utilities are available, new construction is <br /> underway, locally, and in and aroun oo ridge. Air quality can be a problem in the San <br /> Joaquin Valley . Major residential projects are underway being approved by the Local Agencies. <br /> EVALUATION OF PAST/CURRENT SOURCES OF CONTAMINATION IDENTIFIED AT <br /> ` OR NEAR THE SITE AND RECOMMENDATIONS FOR FURTHER ACTION <br /> The site is being subdivided into two lots, Parcel 1 and 2. A SFR is under construction on Parcel <br /> L 2. Parcel 1 will probably be sold, either as vacant or with a new SFR, by the owners. This is in-fill <br /> on vacant land in Woodbridge. No agricultural land is taken out of production. <br /> L CONCLUSIONS AND RECOMMENDATIONS <br /> We have performed a Phase I Environmental Site Assessment in conformance with the scope and <br /> L limitations of ASTM Practice E 1527 of APN 015-450-09 (Por), 838 E. Mokelumne Street.
