r <br /> INTRODUCTION&PROPOSED DEVELOPMENT <br /> The interval between the approval of PA 02-271 Surface/Subsurface Contamination Report and <br /> the present date exceeds the ASTM standard of 6 months. <br /> This update follows the same basic procedure as if it were the initial study. <br /> SITE DESCRIPTION <br /> 6. The site is located on South Reid Road and a portion on Mondy Road and Rose Clover Lane. <br /> Various parcels comprise the 30 acres to be subdivided. Previously 4 lots were developed on <br /> Rose Clover Lane. The land elevation is approximately 95'. The 15 lots are shown on the <br /> proposed subdivision map.The Peters area is zoned RR. <br /> PAST, PRESENT/PROPOSED FUTURE USES OF THE SITE <br /> The area of Reid Road, Rose Clover Lane and Mondy Road is a residential area and was reviewed <br /> on April 5/6, 2006 as part of this update study. <br /> Photographs are included of Ashton, Mondy and Rose Clover Lanes. (New streets) <br /> The area has seen approximately 15 single family residences constructed since the previous study. <br /> Reid Road has been widened and paved as required.New homes have been constructed north of <br /> Copperopolis Road also. The Peters area is a growing residential area There is one observed <br /> Church in the area and no commercial stores or manufacturing/industrial activities were noticed. <br /> Several back yard horse corrals have been constructed in the area Several home owners were <br /> asked if any problems were present in their new homes on Ashton Lane. The only problems were <br /> minor building repairs,the builder had to correct. The present owner,CRV Enterprises, <br /> purchased the land in 2002 and was contacted on 4/18/06. Mr. Ryan Vortices stated the land has <br /> remained vacant(not farmed) since the purchase.The Peters area is shown on the 1915 <br /> topographic map. The Southern Pacific Line ran thru the area There are two buildings shown on <br /> Reid Road and approximately 20 structures in the Peters area.The land around the Peters area <br /> continues to be devoted to agriculture.Act parcel on the map. Thus the entire area, zoned RR, is <br /> probably headed for subdivision <br /> ,. The Assessor Parcel Map, 183-320 shows the Meadow-View Tract, south of Copperopolis <br /> Road as existed in 2001/2002. The latest Assessor Parcel Map obtained on 4/17/06 shows Mondy <br /> Lane but not Ashton Lane or Rose Clover Lane.There appears to be only one Williamson Act <br /> parcel in the RR zoned area Additional construction of SFR's is very probable for this area. <br /> IDENTIFICATION OF ALL PAST/CURRENT SOURCES OF CONTAMINATION <br /> The purpose of the records review is to acquire available records pertaining to any recognized <br /> environmental condition (REQ.
