The soil description contained in the General Soil Map of San Joaquin County is as follows:
Somewhat poorly drained and moderately well drained, fine textured soils that are moderately
deep and deep to a cemented hardpan and that have been drained in some areas on basin rims
and in basins.
Lots 9, 10, 11 and 15 have wetlands,as indicated on the Subdivision Map. These are small
protected areas.
There are no current on-site/off-site potential and/or known above and below ground sources of
contamination identified at the project site or in the study area.
The pesticide use summary (included) indicates SJC is number 4 in the State in pounds applied.
Also listed are pesticides associated with each product grown.Buyers of home sites in the
agriculture area in SJC are warned of the farming operations in the area.
r. The aerial photograph for 1998 does not show the recent residential construction. The 100 year
flood zone is approximately '/z mile south of the south end of Reid Road.
All residences in the 30 acre subdivision will require on site septic and either community wells or
individual wells.
No current/past environmental conditions were found that would constitute a REC.
EVALUATION OF PAST AND CURRENT SOURCES OF CONTAMINATION IDENTIFIED
AT OR NEAR THE SITE AND RECOMMENDATIONS
The development of SFR housing, based on present data, should not create a health hazard. The
farming operations around the Peters area is expected to continue. The pesticide use in SJC in
2004 was less than 2003 by 167,000 pounds. The possibility of the presence of irritants from the
farming operations does exist. A dairy exists out of the study area, southerly, and may contribute
airborne irritants. The drainage in the area is southwesterly.
CONCLUSION AND RECOMMENDATIONS
We have performed a Phase I Environmental Site Assessment in conformance with the scope and
limitations of ASTM 1527 of the 15 proposed lots as shown on the Subdivision Map provided by
the Surveyor. This assessment has revealed no evidence of Recognized Environmental Conditions,
currently applicable, in connection with the property.
The testing of water wells in the subdivision boundary is recommended as part of the Soil
Suitability Study.
3.
—
