CONDITIONS OF APPROVAL <br /> FOSTER FLUETSCH <br /> MS-91-10 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval: <br /> a . The frontage improvements for Morada Lane across the <br /> frontage of Parcel 1 shall be constructed in conformance <br /> with the standards for one-half of a 60-foot right-of- <br /> way farm or estate subdivision street. The frontage <br /> improvements for the private road across the frontage of <br /> Parcels 1 and 2 shall be constructed in conformance with <br /> the standards for one-half of a 50-foot right-of-way farm <br /> or estate subdivision street. The construction of the <br /> frontage improvements will be deferred, upon execution <br /> by the owner of a Deferred Frontage Improvement <br /> Agreement, prior to approval of the Parcel Map. (A <br /> $250 . 00 fee is required for processing per Ordinance No. <br /> 3337 in addition to a copy of the Grant Deed and an <br /> estimate. The estimate shall be prepared by a registered <br /> Civil Engineer with a typical section drawing on a form <br /> to bu supplied by the Public Works Department and <br /> submitted to the Public Works Department for approval. <br /> As an option the Department of Public Works will prepare <br /> the drawing with estimate for an additional fee of <br /> $100 . 00 . ) <br /> b. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> C. All easements shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> d. A Parcel Map is required. <br />
