MOSSDALE ROAD, LATHROP) <br /> The applicant has submitted the above referenced Site Approval application to expand <br /> an existing gas station and convenience market. The project will include demolition of an <br /> existing 720 square foot convenience store, construction of a 2,600 square foot <br /> convenience store, relocation of an existing 186 square foot storage building, and <br /> continued use of the existing 2,494 square foot fueling canopy. (Use Type: Gasoline <br /> Services - Combination) <br /> The General Plan designation of the parcel is C/FS (Freeway Service) and the zoning is <br /> C-FS (Freeway Service). <br /> The project site is located on the northwest corner of W. Mossdale Road and the <br /> Interstate 5 northbound on-ramp, Lathrop. <br /> The Community Development Department has reviewed the above referenced <br /> application and offers the following comments: <br /> Background <br /> Although there is no record of a land use application for a gas station and convenience <br /> market on the project site, the existing gas station and convenience market has <br /> historically been recognized as a business since 1978. <br /> Drive-Thru <br /> The site plan depicts a drive-thru window and lane on the northwest side of the <br /> convenience market building. The applicant needs to clarify the use of the structure. <br /> Additional permitting requirements may apply pending submittal of additional project <br /> information. <br />
