b. APPROVED USE: This approval is for the expansion of an existing gas station and <br /> convenience market to include demolition of an existing 720 square foot <br /> convenience store, construction of a 2,600 square foot convenience store, <br /> relocation of an existing 186 square foot storage building, and continued use of the <br /> existing 2,494 square foot fueling canopy as shown on the Site Plan dated <br /> February 20, 2014. (Use Type: Gasoline Sales—Combination) <br /> c CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If <br /> the Capital Facility Fee is applicable, the County shall collect the fees before the <br /> issuance of any building permits. (Development Title Section 9-1245.2) <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent <br /> structures or properties. (Development Title Section 9-1015.5[e]) <br /> (2) A minimum of twelve (12) parking spaces shall be provided. (Four[4] spaces <br /> are required for every 1,000 feet of building area. 0.67 space is required for <br /> every employee.) ACCESS AND CIRCULATION: The following requirements apply and shall be <br /> shown on the Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for <br /> two-way aisles and sixteen (16) feet for one-way aisles, except that in no case <br /> shall driveways designated as fire department access be less than twenty (20) <br /> feet wide. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed.
