(APN: 239-030- <br /> 08, 239-030-14) (ADDRESS: 800 WEST MOSSDALE ROAD, LATHROP) <br /> The applicant has submitted the above-referenced Zone Reclassification pre-application <br /> to rezone a 5.9-acre portion of two (2) parcels totaling 286.21-acres from AG-40(General <br /> Agriculture, 40-acre minimum) and C-FS (Freeway Services Commercial) to I-W <br /> (Warehouse), rezone a 3.5-acre portion of two(2)parcels totaling 286.21-acres from C-FS - <br /> (Freeway Services Commercial)to AU-20 (Agriculture-Urban Reserve, 20-acre minimum) <br /> and to rezone a 270.11-acre portion of two parcels totaling 286.21-acres from AG-40 <br /> (General Agriculture, 40-acre minimum) to AU-20 (Agriculture-Urban Reserve, 20-acre <br /> minimum). <br /> The subject parcels have General Plan designations of A/UR(Agriculture Urban Reserve), <br /> C/FS (Freeway Services Commercial), and I/L (Limited Industrial). The subject parcel is <br /> zoned AG-40 (General Agricultural, 40-acre Minimum), and C-FS (Freeway Services <br /> Commercial). <br /> The project site is located on the east side of Mossdale Road,900 feet south of the Interstate- <br /> 5 on/off ramps, Lathrop. <br /> The Community Development Department has reviewed the Zone Reclassification pre- <br /> application and offers the following comments: <br /> Background <br /> On December 13, 2016, the Board of Supervisors adopted a comprehensive update of the <br /> General Plan.As part of the General Plan Update process,the County accepted landowner <br /> requests to change the General Plan land use designation of their properties to reflect their <br /> preferred land use for the property. The applicant submitted a request to change the land <br /> use designation of portions of the subject parcels (APNs: 239-030-08 and 239-030-14)from <br /> A/G (General Agriculture) to A/UR (Agriculture Urban Reserve), and A/G (General <br /> Agriculture) and C-FS (Freeway Services Commercial)to I/L(Limited Industrial)which was <br /> approved with the General Plan update. <br /> 1 <br />
