INTRODUCTION <br /> Mr. Mike Brown of MossdaIe Associates, Ltd. is starting the process for a Tentative Commercial <br /> Subdivision of the property investigated for this report. According to the San Joaquin County <br /> Development Title, a Surface and Subsurface Contamination Report(SSCR) must be conducted <br /> prior to Tentative Map submittal. The purpose of this report was to investigate the subject <br /> property for real or potential environmental contamination and report the findings to the Client <br /> and the San Joaquin County Environmental Health Department. This report complies with the <br /> San Joaquin County Ordinance, specifically 9-905.12(a) for a "Surface and Subsurface <br /> Contamination Report," and with the initial requirements of the San Joaquin Environmental <br /> Health Department(FHS-EHD) for land subdivision. <br /> In addition, this report addresses and evaluates non-point sources of hazardous materials, as well <br /> as potential point sources. Non-point sources of hazardous materials include agricultural <br /> chemical residues, high concentration of nitrate laden groundwater and other contaminants which <br /> may have originated from a wide area. Point sources investigated include fuel storage tanks, <br /> septic systems and/or chemical storage areas. <br /> No chemical analysis was conducted for this investigation, nor was there an inspection of the <br /> existing structures for asbestos containing materials (ACMs). The domestic well water serving <br /> the on-site office and mobile home was not tested for nitrates and the agrichemical <br /> dibromochlorpropane (DBCP). <br /> The Oakwood Water District will provide sewer, water and stormwater management for potential <br /> future development of the subject property. <br /> SITE DESCRIPTION <br /> As illustrated on the attached Tentative Commercial Subdivision Map, the subject area consists <br /> of two irregular-shaped parcels for a total acreage of approximately 320 acres. The current use is <br /> for quarry excavation to recover primarily sand. Surface elevations are denoted on the Tentative <br /> Map. Future use of the property is proposed to be a reclamation lake for aquaculture, which will <br /> consist of 183 acres. <br /> The Assessors Parcel Number(A.P.N.) is referenced above on the Title Page. The property is <br /> bordered to the northwest by Mossdale Road, Interstate 5, and agricultural production land on <br /> the west side of I-5, primarily row crops. To the east is the Union Pacific Railroad, farmland, the <br /> San Joaquin River and Weatherbee Lake. To the north is a Mobile Horne Park and the San <br /> Joaquin River, and to the southwest is agricultural production land consisting of row crops and <br /> pasture. <br /> 1 <br /> Valley Ag Research <br />
