The property has been owned by Mossdale Associates since 1985. Prior ownership was by the <br /> Windler family. The region has been dry-land and irrigated farmed, particularly in row crops and <br /> pasture for the last several decades. Surrounding irrigation is provided from irrigation wells and <br /> the San Joaquin River. An on-site domestic well and septic system serves the mobile home <br /> located near the office and truck scales. Storm drainage flows to the interior limits of excavation <br /> and to the farmland at the northeast and southwest. The property is subject to flooding, which <br /> was evident during the winter of 1997. <br /> STANDARD PUBLIC ENVIRONMENTAL RECORD SOURCES <br /> County and State environmental records were reviewed for sites which may have impacted the <br /> subject property. The databases accessed did not indicate a problem or potential problem with <br /> the subject property. Possible environmental impact from a commercial facility was noted - <br /> specifically the Exxon gas station near the northwest comer of the property. According to <br /> records reviewed at the San Joaquin County Environmental Health Department, the following <br /> information was obtained: This Exxon gas station is owned by Mr. Nick Bokides. On March 1, <br /> 2000, a Preliminary Investigation and Evaluation Report(PIER) was conducted by Advance <br /> GeoEnvironmental (AGE) of Stockton, CA. Based upon data collected during their October and <br /> November 1999 investigations, AGE recommends the installation of groundwater monitoring <br /> wells to determine the groundwater gradient, flow direction and the concentration of chemicals in <br /> the water. This effort would be to assess the lateral extent of petroleum hydrocarbon impact to <br /> the underlying groundwater. <br /> There are two primary sources of information which document and define past land use, although <br /> they are sometimes difficult to interpret. The first is the use of aerial photographs. Aerial <br /> photographs of the subject area in the 1970's from USDA Soil Maps indicate no structures on the <br /> subject property. The fruit stand west of I-5, the Exxon (formerly Texaco) gas station and the <br /> Mobile Home Park are visible on the aerial photo. The second source of information can be <br /> found on USGS maps. A 1952 USGS quadrangle map for this area indicates the aforementioned <br /> structures, and no other buildings. There was a photo revision of this USGS map in 1987 and a <br /> minor revision in 1994. <br /> INFORMATION FROM SITE RECONNAISSANCE AND INTERVIEWS <br /> The following information was obtained visually and/or through an interview and on-site <br /> inspection with Mr. Mike Brown on June 6, 2000: The subject property contains no underground <br /> storage tanks (USTs). There are two above ground storage tanks (ASTs) containing diesel which <br /> are used to fuel machinery. There was no spillage under these tanks and each tank had double- <br /> wall containment. <br /> 2 <br /> Vafky Ag Research <br />
