7Ason the attachedSoil Survey map, the subject property is composed of three soil types: <br /> fine sandy loam (#130), Columbia fine sandy loam, clayey substratum (#133), and <br /> glty clay loam (#153). The on-site, conventional septic system consists of two septic <br /> tanks in series, and a leachfield area with no sumps or pits due to the high water table. This <br /> system serves the office and mobile home structures. Effluent percolation would be expected to <br /> be slower in the clay loam soil where the office and residential structures are located, although <br /> there has never been any problems with the septic system. <br /> The farming operation to the south of the property is conducted by Thoming Farms. <br /> Agrichemical applications are done by the farmer or by a custom applicator. There is also <br /> agricultural production at the northeast part of the subject property. With agrichemical <br /> application laws and regulations in effect, there is reasonable assurance that material will be <br /> applied correctly and accurately to its intended target with minimal drift. There may be a very <br /> slight possibility of minute volumes of pesticide drift originating from surrounding acreage <br /> during aerial and/or ground applications. <br /> The transformer on the property is relatively new; therefore, it contains no polychloride <br /> biphenyls (PCBs). <br /> There are high tension power lines traversing the property. It has not been definitively <br /> determined if electrical lines pose a hazard to human health. Evidence presented by the U.S. <br /> Environmental Protection Agency suggests there is probably not a health risk. <br /> From direct observations, there was no hazardous waste disposal. Cable which is used in the <br /> dredging operation is stored to the east of the excavation area until a sufficient quantity is <br /> obtained. Then it is shipped to Clackamas Logging in Oregon. The haul road where the trucks <br /> enter the subject property is a gravel road which did not appear to contain foreign material. <br /> There has not been an incident involving hazardous materials occurring on the section of Union <br /> Pacific Railroad adjacent to the east property border for as long as Mossdale Associates have <br /> owned the subject property. <br /> The site was inspected for environmental concerns originating from discolored, disturbed/ <br /> subsided soils (localized), stressed vegetation or unusual/noxious odors. None of these <br /> environmental indicators were observed. There are no hazardous materials or agrichemicals <br /> stored on-site. There was no indication or observations of spills, or other items associated with <br /> hazardous materials. <br /> A flocculating chemical used very occasionally in the process pond to induce precipitation of <br /> fine soil particles is stored in a properly labeled shed. This material is in a 250 gallon "tote" and <br /> is classified by the Federal Drug Administration(FDA) in the category of"Generally Regarded <br /> As Safe (GRAS)." <br /> 3 <br /> Valfery Ag Research <br />
