• BBID Encroachment Permits. <br /> Condition shall be met prior to approval of the first Final Map. <br /> 22. The developer shall prepare an SB 221 report to address the community's potable water <br /> supply needs prior to filing of any of the project's Final Maps. <br /> 23. Prior to issuance of the first building permit, the developer shall comply with the most recent <br /> update of the Community Facilities Fee(CFF) Plan as determined by the MHCSD. <br /> 24. The conditions of approval that are in the Tentative maps for Neighborhoods E, F and G will <br /> be coordinated to offset or reduce any overlapping conditions of this map. <br /> 25. Library Services: Prior to issuance of 4,500"'building permit in the Mountain House Master <br /> Plan Area, begin construction of a library of approximately 5,000 s.f. Completion shall be <br /> done within eighteen months of commencement of construction, unless an extension is <br /> approved by the MHCSD General Manager. Alternatively, as determined by MHCSD, <br /> funding sufficient for the above described facility shall be provided to the MHCSD to provide <br /> library services in a manner determined by the MHCSD General Manager. <br /> 26. Fire Station: Prior to filing of the final map, if determined by the General Manager, fire <br /> mitigation measures shall be provided that satisfy the Fire Protection plan as determined by <br /> the General Manager. <br /> 27. Corporation Yard Facilities: Construction shall begin prior to issuance of the 4,500, <br /> building permit, unless the MHCSD General Manager determines that the facilities are not yet <br /> required. If the General Manager authorizes the facility to be delayed, the developer shall <br /> provide adequate bonding to the MHCSD assuring construction at the time the MHCSD <br /> General Manager determines the facilities to be required. Upon acceptance, the Facilities <br /> shall be dedicated to the MHCSD. This condition can be satisfied by an agreement <br /> acceptable to the MHCSD that the required facilities will be constructed on this schedule. <br /> 28. O &M Vehicles: Prior to the issuance of the first building permit developers will deposit in a <br /> MHCSD maintained Vehicle Capital Fund an amount equal to their prorate share(based on <br /> the CFF Plan Fee formula as determined by the MHCSD)of the total cost of O&M Vehicles <br /> as that cost is specified in the latest update of the CFF Plan Fees. <br /> 29. Police and Fire Vehicles: Prior to issuance of the first building permit developers will deposit <br /> in a CSD maintained Vehicle Capital Fund an amount equal to their prorata share(based on <br /> the CFF Plan Fee formula as determined by the MHCSD)of the total cost of Police and Fire <br /> Vehicles as that cost is specked in the latest update of the CFF Plan Fees. <br /> 30. Transit Vehicles: Prior to the issuance of the first building permit, developers will deposit in a <br /> CSD maintained Vehicle Capital Fund an amount equal to their prorata share(based on the <br /> CFF Plan Fee formula as determined by the CSD)of the total cost of Transit Vehicles as that <br /> cost is specked in the latest update of the CFF Plan Fees. <br /> 31. Administration Facilities: Construction of the MHCSD Administration Facility located in the <br /> town center shall begin prior to issuance of the 10,00e residential permit in the Mountain <br /> House Master Plan area. Completion of the Facilities shall be done within eighteen months <br /> of commencement of construction, unless an extension is approved by the MHCSD General <br /> Manager. Design, size and location shall be provided consistent with the most recent update <br /> of the CFF Plan and approved by the MHCSD. Upon acceptance, the Facilities shall be <br /> dedicated to the MHCSD. This condition can be satisfied by an agreement acceptable to the <br /> MHCSD that the required facilities will be constructed on this schedule. <br /> 32. Police Substation: Construction of approximately 17,000 s.f. Phase One Police Substation <br /> shall begin prior to issuance of the 7500'residential permit in the Mountain House Master <br /> Plan area.The exact size shall be as determined by the MHCSD General Manager. <br /> 19 <br />
