64. The developer shall coordinate with the MHCSD to locate bus stops within the residential <br /> portions of Tract 3506 pursuant to the requirements of the MHCSD's TDM and TSM policy <br /> document. <br /> 65. Construction Traffic shall comply with the Construction Truck Management Plan administered <br /> by the MHCSD. Project construction plans shall include specifications to the contractor <br /> outlining compliance requirements. <br /> 66. To control erosion and sedimentation during project construction and operation, the <br /> developer shall comply with MHMP policies, MHMP mitigation measures, and Phase I and II <br /> NPDES permit requirements, including the preparation and implementation of a SWPPP that <br /> outlines BMPs to be followed to minimize erosion and sedimentation during project <br /> construction and operation. <br /> 67. The developer shall fund, design and construct the required storm drainage system in <br /> accordance with the requirements of the Storm Water Master Plan Update and the MHCSD's <br /> Standards and Specifications to serve Tract 3506 unless otherwise required or approved by <br /> the General Manager of the MHCSD. <br /> 68. The developer shall build the required drainage system and water quality basins as required <br /> by MHCSD to accommodate runoff from the project. <br /> 69. Water Quality Basins Mosquito Abatement: Plans for the implementation and maintenance of <br /> the water quality basins and any other storm drainage facilities involving open bodies of water <br /> shall be reviewed and approved by the MHCSD and if required by the MHCSD, reviewed by <br /> the mosquito Abatement District. Condition shall be met before approval of first Final Map. <br /> 70. Utilities: <br /> A. The Developers and contractors shall comply with Ordinance No.4162"Street Opening <br /> and Pavement Restoration Regulations". <br /> B. When any portion of an arterial street is to be included in a development's construction <br /> plans, then all of the buried utilities that are ultimately planned to be within the <br /> improvement area shall be installed as part of the street improvement project regardless <br /> if any of the utilities are required for any phase of the development associated with the <br /> street construction. Conduits or sleeves may be installed in lieu of the buried utility if <br /> approved by the MHCSD <br /> C. Any phased development shall install all "in-tract"utilities required to serve it <br /> development. In addition, if any future adjacent or nearby phases of the development, or <br /> adjacent Neighborhoods, will depend on obtaining service from such utilities, then the <br /> utility lines shall be sized to serve these future developments. Any utility lines that are <br /> intended to be used by an adjacent development or Neighborhood shall be installed up to <br /> the phase or Tentative Map boundary line to make it available for future extension. To <br /> recoup all or a portion of any over sizing costs, the developer may request the MHCSD to <br /> process a reimbursement agreement pursuant to the MARA. <br /> D. When public utilities are to be located outside public rights-of-way but within the Tentative <br /> Map boundary, the developer shall provide public utility easements for these utilities. The <br /> easements shall be shown on all Final Maps and parcel maps. <br /> E. Prior to the submittal of improvement plans for the development, the developer shall <br /> submit to the MHCSD composite schematic plans for in tract storm drains, sanitary <br /> sewers, and water distribution facilities. <br /> F. Electrical transformers within residential Neighborhoods shall be in underground vaults, <br /> subject to MHCSD and Modesto Irrigation District(MID) requirements. The developer <br /> 24 <br />
