84. The applicant shall submit Landscape Guidelines for the entire neighborhood and a complete <br /> set of Improvement Plans, including landscaping,for the area covered by the final map. <br /> Landscaping themes shall be distinct for each Neighborhood. Landscaping and architectural <br /> design of public areas shall implement the common design theme for the neighborhood and <br /> shall be consistent with all Community Approvals including applicable provisions of the <br /> MHCSD Design Manual and any applicable Special Purpose Plan. Timing: prior to first Final <br /> Map. <br /> 85. Roadway, streetscape, and landscaping shall be designed consistent with all Community <br /> Approvals including applicable provisions of the MHCSD Design Manual. Timing: the design <br /> plans associated with each phase of the development shall be completed and approved by <br /> the MHCSD General Manager prior to the approval of the Final Map for that phase. <br /> 86. Landscaping of Community and Neighborhood entries shall be installed concurrently with the <br /> landscaping of adjacent streets. Entries shall be designed consistent with all Community <br /> Approvals including applicable provisions of the MHCSD Design Manual, and shall be <br /> reviewed and approved by the MHCSD General Manager concurrently with the adjacent <br /> street Improvement Plans. Timing: Improvement Plans for entries shall be approved by <br /> MHCSD prior to the approval of the project's Final Map, <br /> 87. The roadway landscape construction plans shall be processed and approved by the MHCSD <br /> General Manager concurrently with the Improvement Plans for any phase on the <br /> Neighborhood A/B development. <br /> 88. The collector street network and landscape treatments shall comply with all Community <br /> Approvals including applicable provisions of the MHCSD Design Manual and MHCSD <br /> Standards. <br /> 89. Landscaping and architectural design of all parcels, designated as HOA or Landscape <br /> Maintenance District, shall be consistent with all Community Approvals including applicable <br /> provisions of MHCSD Design Manual and MHCSD Standards. The design plans associated <br /> with each phase of the development shall be completed and approved by the MHCSD <br /> General Manager prior to the approval of the Final Map for that phase. <br /> 90. Masonry walls shall be installed at the property line between residential properties and all public <br /> or private parcels. View Fencing or no fencing may be permitted in locations where residences <br /> face the Open Space as deemed appropriate by the MHCSD. Plans to be consistent with all <br /> Community Approvals including applicable provisions of the MHCSD Design Manual, MHCSD <br /> Standards, and any applicable Special Purpose Plan. Timing: Improvement Plans approved <br /> by CDD and MHCSD prior to first building permit. Walls or fencing may be constructed with <br /> house fencing. <br /> 91. All landscape pedestrian through-block connections shall be a minimum of 30 foot width. <br /> Larger width may be required in speck areas as deemed necessary by MHCSD. Timing: <br /> prior to approval of the first Final Map. <br /> 92. A/B Neighborhood Parks: <br /> A. The neighborhood parks identified within Tract 3506 shall be dedicated to MHCSD or an <br /> offer of dedication to the MHCSD shall be recorded with the first Final Map. Timing: <br /> condition shall be met with approval of first Final Map of Neighborhood A/B. <br /> B. The entire A/B Neighborhood Park shall be designed (to a 30% design completion level) <br /> consistent with all Community Approvals including applicable provisions of the Parks, <br /> Recreation and Leisure Plan and the MHCSD Design Manual. The design of the park <br /> shall be reviewed and approved by MHCSD. Timing: condition shall be met prior to <br /> approval of first Final Map. <br /> 27 <br />
