Soundwalls: Construct noise walls pursuant to the"Community Sound Wall and Community <br /> Edge Plan"for the Machado Property Tract 3481 Tentative Map, dated March 15, 2006, <br /> and/or as required by Mitigation Measure 4.13-4 and as indicated in Table 4.13-11 in the Final <br /> EIR. <br /> Timing: Design submitted with Improvement Plans and constructed as part of Final Map <br /> 22. Locations and Heights of Soundwalls and Berms: The applicant shall construct <br /> soundwalls with or without berms at the locations shown in Figurel 1-1 of the Mountain House <br /> Specific Plan 111 and as required by Table 4.13-11 of the College Park Final EIR. The <br /> soundwall along De Anza Boulevard shall be 7 feet in height; and the soundwall along Grant <br /> Line Road shall be 8 to 9 feet in height Where soundwalls would exceed these height <br /> standards, berms shall be used to reduce the overall soundwall height to said limits. Where <br /> any openings in soundwalls are proposed for pedestrian access, "return"walls shall be <br /> provided at the openings. These return walls shall continue along the depths of the adjoining <br /> residential yards and shall extend no less than to the rearyard setback. (This return wall <br /> requirement does not apply to"side on"lot conditions.) With respect to these return walls, <br /> CDD may allow the soundwall to be increased a maximum of one additional foot on the street <br /> side of the local road or collector street to compensate for varying pad height and berming on <br /> the adjacent arterial roadways. Entry walls into the neighborhood may be increased more <br /> than the additional one foot, subject to CDD approval.The proposed soundwall (or portion <br /> thereof) along theses roads may be constructed to a height that is less than the height <br /> standard specified, subject to confirmation of a noise study prepared by a noise consultant <br /> approved by CDD and MHCHD. Increase Traffic Noise: Before occupancy of the first residence at College Park, a noise <br /> barrier shall be constructed by the College Park developers between the five existing <br /> residences located on the north side of Grant Line Road between Central Parkway and the <br /> Alameda County line(Receptor 14 in Figure 4.13-2 of the College Park Final EIR)and the <br /> northern travel lane of Grant Line Road.
