3. Consistency: Final maps, improvement plans and all subsequent development and building <br />applications within the boundaries of the Tentative Map shall be reviewed by the San Joaquin <br />County Community Development Department and found consistent with the approved Tentative <br />Map, including all conditions of approval, the Mountain House Master Plan, Specific Plan III, <br />Development Title, and all other applicable Community Approvals. <br />Timing: Prior to approvals and prior to issuance of development permits. <br />4. Fees: <br />General. Development within the project shall be subject to the payment of all applicable and <br />lawfully enacted County fees, subject to the provisions of the Joe J. and Lillian E. Machado <br />Development Agreement. <br />Specific. The applicant shall pay the Affordable Housing Impact Fee in effect at the time of <br />building permit approval for all subsequent development within Neighborhood A/B. [Mountain <br />House Development Title Chapter 9-1270M] <br />if Countywide agricultural mitigation fee is established in the future, a_An agricultural mitigation <br />fee, based on each agricultural acre converted to an urban use, shall be paid by the developer <br />to the County as specified in_ Chapter 9-1080 of the San Joaquin County Development Title -the <br />erdina„ee. Any lands that have a recorded Final Map prior to the adoption of an agricultural <br />mitigation fee shall not be subject to the fee. [MHMP Implementation Measure 3.2.5 (a)] <br />The developer shall pay the Master Specific Plan Cost Reimbursement fee prior to recordation <br />of the first Final Map. The fee will be placed in an interest bearing account managed by the <br />Community Development Department. Upon recordation of the first Final Map, the fee shall be <br />disbursed to the Mountain House Master Plan Master Developer (Trimark Communities, LLC). <br />The total fee is currently . (The fee shall be automatically adjusted on July 1 of each year <br />based on the change, if any, in the Consumer Price Index for Urban Wage Earners and Clerical <br />Workers—All Items, published by the Bureau of Labor Statistics, U.S. Department of Labor <br />(1967=100).) (Board Resolution R-01-787) <br />The developer shall pay the cost reimbursement fee if adopted for Specific Plan III. The fee will <br />be placed in an interest bearing account managed by the Community Development <br />Department. Upon recordation of the first Final Map, the fee shall be disbursed to the Master <br />Developer of Specific Plan III (Gerry N. Kamilos, LLC). The total fee is currently . (The <br />fee shall be automatically adjusted on July 1 of each year based on the change, if any, in the <br />Consumer Price Index for Urban Wage Earners and Clerical Workers—All Items, published by <br />the Bureau of Labor Statistics, U.S. Department of Labor (1967=100).) <br />The developer shall pay the Regional Transportation Impact Fee (RTIF) Program fee in <br />accordance with the procedures and requirements specified in the resolution establishing said <br />fee (Resolution No. R-06-38, adopted by the Board of Supervisors on January 17, 2006). <br />5. Final Map Digital File: A digital file of the Final Map shall be submitted to the Community <br />Development Department. The digital file format shall be consistent with requirements of the <br />County Assessor and Community Development Department GIS division. <br />Timing: Prior to approval of Final Map(s). <br />6. Road Names: All subdivision road names shall be submitted to the Community Development <br />Department for approval by the Director. Said road names shall comply with the "Standards for <br />Road Names and Road Name Changes, Public and Private" of San Joaquin County. <br />[Development Title Section 9-1150.18] <br />
