MOUNTAIN HOUSE PROPOSED MACHADO TENTATIVE MAP 1.0 INTRODUCTION - <br /> 8. Project Description: The Machado project consists of a Large Lot Major <br /> Subdivision application, a Small Lot Major Subdivision application, and a <br /> Development Agreement with San Joaquin County. The project will result in the <br /> development of 286 dwelling units plus 29-second units on 73.3 acres. In addition, <br /> the proposed project includes 8.2 acres of office commercial uses, 21.5 acres for an <br /> industrial park, a K-8 school site, a portion of a park, pocket parks, and landscaped — <br /> trail corridors. <br /> Infrastructure associated with this development would include water distribution — <br /> lines, electrical and gas lines, roads,telephone lines, drainage improvements, etc. <br /> The water and wastewater facilities to serve this development would be located <br /> within Mountain House but outside the boundaries of the proposed project. These — <br /> facilities would be maintained and operated by the Mountain House Community <br /> Services District(MHCSD). A more detailed description of the project can be found <br /> in Chapter 2: Project Description of this Checklist. — <br /> 9. Surrounding Land Uses and Setting: Currently, surrounding land uses consist of <br /> vacant lands under agricultural production or fallow,awaiting development. The — <br /> nearest residential uses, identified as the "Homesite Parcels" (consisting of four large <br /> lot, rural residential homes), and Grant Line Village are located west of the project <br /> site. The newly constructed residential neighborhood of Mountain House is located <br /> approximately one half mile north along Mountain House Parkway. A few homes <br /> are located across Mountain House Parkway,between I-205 and Von Sosten Road. <br /> 10. Other agencies whose approval is required (e.g., permits, financing approval,or <br /> participation agreement): Following is a list of federal, state, regional and local <br /> agencies from which permits may be required prior to construction and/or operation <br /> of the proposed project: <br /> • Regional Water Quality Control Board: National Pollutant Discharge <br /> Elimination System(NPDES)permit; — <br /> • San Joaquin County Local Agency Formation Commission approval of <br /> annexation to MHCSD; <br /> • San Joaquin Valley Air Pollution Control District: Applicable construction- <br /> related permits; and <br /> • Mountain House Community Services District: Approval of Improvement Plans <br /> and Final Maps, and Annexation to MHCSD. <br /> • San Joaquin County Environmental Health Department — <br /> Sources of Information <br /> Joe J. and Lillian E.
