L <br /> L <br /> L 2 <br /> L PROJECT DESCRIPTION <br /> L PROJECT LOCATION <br /> LThe proposed Machado Tentative Map project(hereinafter referred to as the"proposed <br /> project") is located within the Mountain House Community that is located in San Joaquin <br /> County adjacent to the Alameda County line and between Interstate 205 (I-205) and Old <br /> River. As shown in Figure 1-1,the proposed project is located in the southwest corner of <br /> Mountain House Parkway and Grant Line Road. Access to the proposed project will be via I- <br /> 205, Mountain House Parkway,and Grant Line Road. <br /> i <br /> An existing PG&E easement extends across the northwest corner of the property and an <br /> existing Valley Pipe Line Company easement extends across the property in a southwest/ <br /> ` northwest alignment. This easement/pipeline will be quit claimed in a separate document. <br /> A dairy operation previously occupied the site but has since been discontinued. Dairy <br /> buildings and a residence presently occupy the site. Irrigated pasture made up the remainder <br /> L of the site,but now lies fallow. Refer to the aerial photograph of the project site and vicinity <br /> in Figure 2-1. <br /> The property is designated as Assessor's Parcel Number: 209-060-08. <br /> Development within Mountain House Community <br /> L The proposed project is located within the College Park at Mountain House Specific Plan III <br /> area(College Park area),which was adopted by the County in 2005. The College Park area <br /> covers Neighborhood A/B and a portion of Neighborhood D. Currently within Mountain <br /> L House, Neighborhoods E, F, and G are under construction. The elementary school in <br /> Neighborhood F is in full operation. Parks and landscaping also have been completed in <br /> Neighborhood F. Half of the development in Neighborhood E has been completed, including <br /> L landscaping. Construction of the Bethany School in Neighborhood E is anticipated to begin <br /> August 2006 (Lebo, 2006). Drainage and restoration improvements to Mountain House <br /> Creek(which flows through the community)are also under construction as proposed in the <br /> approved Mountain House Storm Water Master Plan Update. (Refer to the aerial photo in <br /> Figure 2-1.) <br /> LThe County Board of Supervisors adopted Mountain House Specific Plan II in February <br /> 2005. Shea Homes and Trimark Communities,LLC,propose to subdivide parcels and <br /> L develop residential, commercial,and public/recreational uses within Neighborhoods C, H, I, <br /> and J of Specific Plan IL Neighborhoods I and J are north of Byron Road and Neighborhood <br /> H is just south of Byron Road. <br /> L <br /> LMouNTAEN HousE PROPOSED MACHADo`I ENTATTvE MAP 2-1 <br />
