LMOUNTAIN HOUSE PROPOSED MACHADO TENTATIVE MAP 2.0 PROJECT DESCRIPTION <br /> L <br /> The Board of Supervisors adopted Mountain House Specific Plan III in November 2005. <br /> L This is the third specific plan approved under the Mountain House Master Plan (MHMP). <br /> The area of Specific Plan III includes the southern portion of the community,primarily south <br /> L of Grant Line Road and north of I-205. Specific Plan III contains a mix of residential <br /> densities, limited industrial uses, elementary schools, a high school,and a college component <br /> to accommodate a community college. In addition,a 31.3-acre community park would be <br /> developed in the southwest portion of Neighborhood A/B. Open space corridors are planned <br /> ` to follow the major power and gas-line easements that extend through Mountain House. The <br /> Machado subdivision is a part of Neighborhood A/B. <br /> PROJECT DESCRIPTION <br /> LThe project site is included in the Mountain House Master Plan (MHMP) and Specific Plan <br /> III,and was evaluated as a part of the environmental analysis that was conducted in 1994 <br /> (MEIR, 1994) and in 2005 (SPHIEIR). The applicants/property owners, Joseph and Lillian <br /> L Machado,are requesting approval of a Small Lot Major Subdivision application and Large <br /> Lot Major Subdivision application in conformance with the Master Plan and Specific Plan <br /> L III, and a Development Agreement. Included as a part of the submittal are tentative maps. <br /> The tentative map for the small lot major subdivision includes the following information and <br /> plans: <br /> Lots with Second Units <br /> L Zoning Map and Land Use Summary <br /> Street Sections for various sections of the project site <br /> Community Soundwall &Community Edge Plan <br /> �. Pedestrian/Bicycle and Transit Plan <br /> The large lot tentative map, and the small lot tentative map, along with the Community Edge <br /> Plan and the Pedestrian/Bicycle and Transit Plan are shown on Figures 2-2 through 2-5 at the <br /> end of this chapter. <br /> L <br /> Tentative Map <br /> L The large lot tentative map shown in Figure 2-2 shows the 142.9-acre site subdivided into 11 <br /> larger parcels ranging in size from 2.34 acres to 29.2 acres. Parcels 1-4 are designated for <br /> residential development and total 74.9 acres. Parcels 5 and 6 are designated for an <br /> 6. elementary school and park, respectively. The school parcel is 16.46 acres and the park <br /> parcel is 2.34 acres. Parcels 7-8 are designated for Office/Commercial and total 22.4 acres. <br /> Parcels 9-11 are designated for limited industrial use,totaling 26.7 acres. <br /> r. <br /> Figure 2-3 reflects the small-lot tentative map. This map further subdivides residential <br /> acreage into smaller lots and is divided by two different residential land use zones. The <br /> `,. Residential, Medium Density(R-M) zone contains 31 lots on 3.6 acres and is located in the <br /> northwest corner of the project site,northwest of the PG&E easement. The Residential Low <br /> Density(R-L) zone contains 255 lots on 62.7 acres and encompasses all of the lots located <br /> L <br /> 2-3 <br />
