LMOUNTAIN HOUSE PROPOSED MACHADO TENTATIVE MAP 4. ENVIRONMENTAL CHECKLIST
4.1 AESTHETICS
Lb. Substantially damage scenic resources?
The nearest designated scenic route identified in the County's General Plan is the I-580 link
L to I-5, approximately 2.0 miles south of the project site. The project site would not be visible
from this designated scenic route. The site is vacant and there are no identifiable scenic
resources on the property. Therefore, no impact would occur.
L Mitigation Measure
LNo mitigation measures are required.
C. Substantially degrade the existing visual character of the surrounding area?
L The visual character of the site is one of fallow land. Development of the site will convert
fallow agricultural land into one of a landscaped mixed use community with parks, tree-lined
streets and pedestrian paths that will interconnect with adjoining residential communities and
the community park. The proposed project is consistent with the site planning criteria
identified in Specific Plan III.
L Mitigation Measure
L No mitigation measures are required.
d. Create a new source of light and glare that would affect day-or night-time views?
Compared to existing conditions, the proposed project will create a new source of light and
glare that is typical of residential communities and commercial/office/industrial park
developments. As development plans are submitted for the individual parcels, applicants will
i_ be required to submit preliminary lighting plans that comply with the MHCSD Design
Guidelines. These guidelines dictate the type of streetlights that can be installed. The
aesthetic impacts of developing the Specific Plan III area and the greater MHMP area were
L evaluated and mitigated in the MEIR. The proposed project would not exacerbate the light
and glare effects evaluated in the MEIR because the development proposed is comparable to
that planned for the site under the MHMP and Specific Plan III.
6 Mitigation Measure
No mitigation measures are required.
6s
SOURCES OF INFORMATION
LAssociated Engineering, Inc. 2006.
