MOUNTAIN HOUSE PROPOSED MACHADO TENTATIVE MAP 4. ENVIRONMENTAL CHECKLIST <br /> 4.9 LAND USE AND PLANNING <br /> density of 4.07 dwelling units per acre for a maximum total of 255 units. Three and one-half <br /> acres are designated(Residential Medium Density(R/M)with a density of 8.61 dwelling _ <br /> units for a total of 31 units. A total of 286 units are proposed, which falls within the <br /> minimum and maximum range for the project site as dictated by Table 3-3 in Specific Plan <br /> III. The R/L land use designation also permits secondary units as a means of providing <br /> affordable housing as required in Specific Plan III. The applicant proposes a total of 29 <br /> secondary units to be located throughout the R/L District. <br /> In addition to the residential land use designations, the Specific Plan III Land Use Map <br /> (Figure 3-2) shows portions of the site designated as follows: Office Commercial (C/O), <br /> Limited Industrial (FL), Public (P, K-8 school), Open Space (OS/0), and Resource <br /> Conservation (COS/RC). The tentative map reflects the same land use designations as those <br /> shown in Specific Plan III. <br /> The development plan is consistent with policies in Specific Plan III to create parks, — <br /> pedestrian walkways and connections to adjoining residential neighborhoods, as well as a <br /> mix of housing types to meet affordable housing goals. The proposed project and densities <br /> are within the scope of the Specific Plan III and the SPIIIEIR. <br /> Mitigation Measure <br /> No mitigation measures are required. <br /> c) Conflict with any applicable habitat conservation plan or natural community — <br /> conservation plan? <br /> The proposed project would not conflict with any adopted Habitat Conservation Plan,Natural _ <br /> Community Conservation Plan, or other approved conservation plan. The San Joaquin <br /> County Multi-Species Habitat Conservation and Open Space Plan(SJMSCP)has been <br /> prepared to provide a strategy for balancing the need to conserve agricultural lands and <br /> wildlife habitat while accommodating a growing population in the County.
