MOUNTAIN HOUSE PROPOSED MACHADO TENTATIVE MAP 4. ENVIRONMENTAL CHECKLIST -
4.13 PUBLIC SERVICES
The County Sheriff has an office in the new fire station located at Mascot Boulevard and
Tradition Street. A new sheriff's substation in the Mountain House Town Center, located in
Specific Plan I area, will be constructed before the total population of Mountain House
Community reaches 7,500 people. The Mountain House Community is in Beat Area 8, and the
current average response time is less than 20 minutes from the time the dispatch call is issued to
the time the officers are on the scene at the Mountain House Community(EDAW 2005b). The
average response time will be significantly reduced when the substation is operational at the
Mountain House Community. Therefore, the proposed project would result in a less-than-
significant impact on law-enforcement services for the Mountain House Community.
Mitigation Measures
No mitigation measures are required.
Schools? —
As shown in Table 4.13-1, the proposed project would generate demand for school services
and facilities because 193 K-8 and 51 high school students are projected to be living in the —
proposed project at buildout.
Table 4.13-1
Student Generation
Grade Level Proposed Dwelling Units Student Generation Rate Total
K-8 286' 0.676 per dwelling unit° 193
High School 286' 0.179 per dwelling unit" 51
Notes: 'Excluding secondary dwelling units that would accommodate only one adult resident each. _
"EDAW,2005 a.
LESD is currently operating the Wicklund Elementary School which has an available
capacity for 216 additional students. LESD believes this school will be at capacity within
two years. LESD plans to construct and operate two new K-8 schools, one each in
Neighborhoods E and G in the Specific Plan I area, each with a capacity for 850 students.
The new school in Neighborhood E is anticipated to be operating in 2006. The proposed
project includes a K-8 school site at the southwest corner of the project site. LESD would
determine when this school would be built. Until this K-8 school is constructed, students
from the proposed project would be bussed(or driven)to the operating K-8 schools in the
Specific Plan I area(EDAW, 2005b).
A new high school (to be named Mountain House High School)would be constructed at the —
southeast comer of Central Parkway and Mascot Boulevard as required by the MHMP.
Mountain House High School will have a final capacity for 2,400 students and will be built in
phases to accommodate growing student population from the ongoing residential —
development at the Mountain House Community, including the proposed project. The first
phase of Mountain House High School is planned to accommodate 650 students. The Tracy
Unified School District(TUSD)would staff and operate the high school and will determine
when the school will be constructed.
4-68
