The developer sha!I pay the Master Specific Plan Cost Reimbursement fee. The fee will be <br /> placed in an interest bearing account managed by the Community Development Department. <br /> Upon recordation of the first Final Map, the fee shall be disbursed to the Mountain House <br /> Master Plan Master Developer(Trimark Communities, LLC). The total fee is currently <br /> (The fee shall be automatically adjusted on July 1 of each year based on the change, if any, in <br /> the Consumer Price Index for Urban Wage Earners and Clerical Workers—All Items, published <br /> by the Bureau of Labor Statistics, U.S. Department of Labor(1967=100).) <br /> 01-787) (Board Resolution R- <br /> The developer shall pay the cost reimbursement fee if adopted for Specific Plan III. The fee will <br /> be placed in an interest bearing account managed by the Community Development <br /> Department. The total fee is currently (The <br /> fee shall be automatically adjusted on July 1 of each year based on the change, if any, in the <br /> Consumer Price Index for Urban Wage Earners and Clerical Workers—All Items, published by <br /> the Bureau of Labor Statistics, U.S. Department of Labor(1967=100).) <br /> The developer shall pay the Regional Transportation Impact Fee(RTIF) Program fee in <br /> accordance with the procedures and requirements specified in the resolution establishing said <br /> fee(Resolution No. R-06-38, adopted by the Board of Supervisors on January 17, 2006). <br /> 5. Final Map Digital File: A digital file of the Final Map shall be submitted to the Community <br /> Development Department. The digital file format shall be consistent with requirements of the <br /> County Assessor and Community Development Department GIS division. <br /> Timing: Prior to approval of Final Map(s). <br /> 6. Road Names: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director. Said road names shall comply with the"Standards for <br /> Road Names and Road Name Changes, Public and Private"of San Joaquin County. <br /> [Development Title Section 9-1150.181 <br /> 7. Monitoring Program: The Final Map(s)shall comply with the attached Specific Plan III <br /> Mitigation Monitoring and Reporting Program. <br /> 8. Monitoring Agrvement: The applicant or the applicant's assignee shall fund the Community <br /> Monitoring and Mitigation Monitoring Programs.The applicant or the applicant's assignee shall <br /> also fund the County's efforts to monitor compliance with the Tentative Map conditions of <br /> approval. [General Plan Community Organization and Development Policy(19)0)] <br /> Timing: Ongoing. <br /> LAND USE <br /> 9. Second Unit Dwellings: Second unit dwellings shall be required in accordance with the <br /> preliminary second unit plan approved with the Tentative Map. The minimum number of <br /> second unit dwellings required for Tract 3481 is 29. In no case shall second dwelling units be <br /> constructed on fewer than 10 percent of the lots within a subdivision [SPIII Implementation <br /> Measure 3.3.6.3 (b)]. The Applicant shall place the following note on the applicable Final Maps <br /> for recordation: <br /> "Second unit dwellings shall be required on at least lots consistent with the preliminary <br /> second unit plan approved with the tentative map and Chapter 9-830M of the San Joaquin <br /> County Development Title. The location of an approved second unit may be amended by <br /> Community Development Department only by designation of a replacement lot to receive <br /> the second unit. All replacement parcels must be located within Specific Plan III. Parcels <br /> for each residential subdivision shall be consistent with the preliminary second unit plan <br /> approved with the Tentative Map." <br /> 3 <br />
