Timing: Condition shall be met prior to recordation of each Final Map. <br /> 10. Agricultural Buffer: To the extent feasible, developers shall provide or secure a setback from <br /> development to existing agricultural operations of at least 100 feet. Occupancy permits shall <br /> not be issued for lots with less than a 40-foot setback from agricultural operations existing <br /> within a 12-month period prior to the time of final map approval. An exception to the <br /> requirement for a setback may be granted when the owner of such agricultural land has <br /> indicated in writing that the land will no longer be used for agricultural production. <br /> [Implementation Measure 3.2.4.3 (d)] <br /> Timing: Improvement Plans approved by CDD and MHCSD prior to Final Map approval. <br /> 11. Entry Landscape Areas: The Primary Community Entry at Mountain House Parkway and <br /> Grant Line Road, the Arterial Intersection Entries at Mountain House Parkway and R Drive and <br /> at De Anza Boulevard and Grant Line Road, and the Neighborhood Entries at Grant Line Road <br /> and Prosperity Street and C Street and at De Anza Boulevard and J Drive shall be constructed <br /> in accordance with respective entry types Figure 4-20 of Specific Plan III and the MHCSD <br /> Design Standards. [Implementation Measure 4.2.4.31 <br /> Timing: Included with Improvement Plans and constructed concurrently with required road <br /> improvements. <br /> 12. Site Furnishings: Site furnishings shall be installed along all streets, trails,within parks, open <br /> space areas and entrances into communities in accordance with Implementation Measure <br /> 4.2.6.3. Such furnishings shall be included in all"Other Open Space areas"and within various <br /> homeowner mini parks and open areas. All furnishings are subject to design review approval. <br /> Timing: Reflect on Improvement Plans to be reviewed and approved by CDD and MHCSD and <br /> constructed prior to Final Map approval. <br /> 13. Exposure of New Residents to Odors: Dairy waste ponds and animal refuse piles shall be <br /> removed. [MM 4.12-3] <br /> Timing: Prior to the approval of the first Final Map. <br /> 14. Pedestrian Pathways: Final Maps shall maintain, as proposed, all feasible pedestrian <br /> connections. In instances where the proposed location of a through-block connection is <br /> determined by the Community Development Director to be in conflict with the health, safety and <br /> welfare of community residents, such connection may be eliminated. <br /> Timing: Improvement Plans approved by CDD and MHCSD prior to Final Map approval. <br /> 15. Bicycle and Pedestrian System: Final Maps shall conform to the bicycle and pedestrian <br /> system depicted in Specific Plan III Figure 9.7. <br /> Timing: Improvement Plans approved by CDD and MHCSD prior to Final Map approval. <br /> 16. Roadways and Transit: Final Maps shall conform to the roadway system depicted in Specific <br /> Plan III Figure 9.6 for arterials and collectors, and to the transit system depicted in Specific Plan <br /> III Figure 9.8. <br /> Timing: Improvement plans approved by CDD and MHCSD prior to Final Map approval. <br /> 17. Public Area Landscaping and Architecture: The applicant shall submit landscape <br /> improvement plans for the Tentative Map. Landscaping and architectural design of public <br /> areas shall implement the common design theme for the neighborhood and shall be consistent <br /> 4 <br />
