ENviRoNmeNIALCHEcKMT <br /> 4.6 GEDLDCY AND SDES <br /> %W c) Be located on a geologic unit or soil that is unstable, or that would become unstable as <br /> %W a result of the project, and potentially result in on-or off-site site landslide, lateral <br /> spreading, subsidence, liquefaction or collapse? <br /> The proposed project consists entirely of residential,commercial,and limited industrial <br /> tar development on a very slightly sloping site. Minor excavation and fill would be necessary to <br /> construct building pads and streets. As stated in the discussion of Item a)above,the potential <br /> for landslides and liquefaction at the site are considered remote, and construction of the <br /> proposed project would not change these conditions. The same is true regarding lateral <br /> �.. spreading or subsidence. The geological and soils impacts of constructing the proposed <br /> `, project would be less than significant. <br /> %W Mitigation Measures <br /> V <br /> %kW No mitigation measures are required. <br /> �r d) Be located on expansive soil, as defined in Table 18-1-B of the Uniform Building Code <br /> ` (1994), creating substantial risks to life or property? <br /> %W The soils at the project site have high expansion potential(Anderson,2005). Unless properly <br /> mitigated, soil expansion has the potential to damage foundations;cause cracks in exterior <br /> %W walls, floors, and ceilings;and cause wavy"roller coaster" surfaces along sidewalks and <br /> streets. Methods of controlling expansive soils include moisture conditioning of site soils <br /> `'" prior to construction,replacement of expansive clay soils with non-expansive fill,and lime <br /> `, treatment of expansive soils. A geotechnical engineer and structural engineer should <br /> evaluate each area of the project site during design and construction to determine the <br /> appropriate option for expansive soil control. If the recommendations of the engineers are <br /> followed, the impacts of expansive soils would be less than significant. <br /> �r <br /> Mitigation Measures <br /> No mitigation measures are required. <br /> e) Have soils incapable of adequately supporting the use of septic tanks or alternative <br /> wastewater disposal systems where sewers are not available for the disposal of <br /> wastewater? <br /> The proposed project would be served by a municipal wastewater system and would not have <br /> any septic tanks or alternative waste disposal systems. Thus,there would be no impacts. <br /> Mitigation Measures <br /> %W <br /> No mitigation measures are required. <br /> 4-31 <br />
