NOA specifically disclaims any <br /> j responsibility for any unauthorized use of this report. <br /> i• 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT <br /> 1.1 Description of Site <br /> The subject property is located at the southwest corner of Mountain House Parkway and Grant Line <br /> �. Road,approximately three miles west of Tracy,California. The property consists of a rectangular, 148- <br /> acre parcel (APN 209-060-08). The northeast corner of the property is a dairy and residential area, <br /> including a milk bam, shop, corrals, manure ponds, residence, garage, and five mobile homes. The <br /> 6. remainder of the property is grazing land. Two co-located former Shell crude oil pipelines cross the <br /> subject property. <br /> L According to the San Joaquin County Community Development Department web site', the subject <br /> property is zoned AU-20,Agriculture-Urban Reserve. This zoning designation"is intended to retain <br /> in agriculture those areas planned for future urban development in order to facilitate compact,orderly <br /> i. growth and to assure the proper timing and economical provision of services and utilities." <br /> Location maps of the subject property are attached to this report as Appendix A. Photographs of the <br /> L. subject property are attached to this report as Appendix B. <br /> 1.2 Proposed Development <br /> L <br /> A tentative parcel map showing the proposed parcel division (Appendix A)was provided to NOA by <br /> Global Investment & Development. According to this map, the subject property will eventually be <br /> i_ divided into 286 lots for single-family residences. A portion of the property which fronts on Mountain <br /> House Parkway is designated for industrial and commercial office building use. A K-8 school is planned <br /> I for the southwest corner of the subject property. <br /> 2.0 PAST, PRESENT,AND PROPOSED FUTURE USES <br /> `. 2.1 Recorded Land Title Records <br /> Title paperwork,including a Trust Transfer Quitclaim Deed,was provided by the client for NOA's use <br /> r in preparing this report.
