KLEINFELDER <br /> REVISED PROPOSAL <br /> ENVIRONMENTAL AND PRELIMINARY GEOTECHNICAL SERVICES <br /> PROPOSED COMMERCIAL INDUSTRIAL-BUSINESS PARK <br /> MOUNTAIN HOUSE, CALIFORNIA <br /> I. INTRODUCTION <br /> Kleinfelder is pleased to present this revised proposal to provide a phase I environmental site <br /> assessment (ESA) and preliminary geotechnical engineering services for the proposed Freeway <br /> Service Commercial Industrial-Business Park to be located in Mountain House, Califomia. The <br /> purpose of our geotechnical study will be to explore and evaluate site subsurface conditions in <br /> order to provide preliminary recommendations related to the geotechnical aspects of project <br /> design and construction. The purpose of the ESA is to assist Pegasus Development in <br /> recognizing environmental conditions at the site in accordance with the scope and limitations <br /> presented in ASTM E1527-97 "Standard Practice for Environmental Site Assessments: Phase I <br /> Environmental Site Assessment Process." The following subsections present background <br /> information regarding the proposed construction and the anticipated subsurface conditions. In <br /> addition, a separate description of our proposed environmental and geotechnical scope of <br /> .� services, an estimate of our fees, project schedule, and project limitations are presented for your <br /> consideration. <br /> Kleinfelder is committed to providing quality service to its clients, commensurate with their <br /> wants, needs and desired level of risk. If a portion of this proposal does not meet your needs, or <br /> if those needs have changed, Kleinfelder stands ready to consider appropriate modifications, <br /> subject to the standards of care to which we adhere as professionals. Modifications such as <br /> changes in scope, methodology, scheduling, and contract terms and conditions may result in <br /> changes to the risks assumed by the client, as well as adjustments to our fees. <br /> II. BACKGROUND INFORMATION <br /> This proposal is based on our recent discussion, a review of a project plan, previous experience <br /> in the project area, and a site visit. <br /> rr. <br /> Proposed Construction <br /> r We understand that design of the proposed project is currently in the conceptual stage and final <br /> details are not available as of this writing. On a preliminary basis, we understand the proposed <br /> project will include freeway service commercial buildings on about 26 acres, an approximate <br /> 13.5-acre CO-retail-grocery center, an approximately 100-acre IP business park, a multi-family <br /> site on about 26 acres, and about 2.5-acres of water storage ponds.
