` K L E I NFELDER <br /> 1 SUMMARY <br /> A Phase I Environmental Site Assessment (ESA) was conducted for Pegasus — MH Ventures I, <br /> LLC of the property located at the northwest corner of Mountain House Parkway and Interstate <br /> ` 205, in Tracy, California. The site is currently used for agricultural purposes including a fruit <br /> stand and various row crop. In summary, Kleinfelder's assessment revealed potential recognized <br /> r <br /> environmental conditions that may have affected the subject site. <br /> • The produce stand and residential trailer located north of the produce stand, and office <br /> trailer and shed associated with the fish ponds all appear to have been built prior to the <br /> 1980's and may contain asbestos building materials and/or lead based paints. <br /> • On properties with a history of agricultural use, such as the project site, many <br /> underground pipelines may exist. It was common for said pipelines to contain asbestos <br /> (e.g. Transite pipe). <br /> • Due to the past and current agricultural use of the site, environmentally persistent <br /> pesticides may be present on site. <br /> • Three aboveground storage tanks (AST's) are located along the northeastern bank of the <br /> irrigation canal, in the eastern portion of the site. <br /> Meinfelder's findings are discussed in Chapter 8 of this report. This report is subject to the <br /> limitations in Chapter 2.
