Parcels for each residential subdivision shall be <br /> consistent with the preliminary second unit plan approved with the Tentative Map." <br /> Timing: Condition shall be met prior to recordation of each Final Map. <br /> 13. Agricultural Buffer: To the extent feasible,developers shall provide or secure a setback from <br /> development to existing agricultural operations of at least 100 feet. Occupancy permits shall <br /> not be issued for lots with less than a 40-foot setback from agricultural operations existing <br /> within a 12-month period prior to the time of final map approval. An exception to the <br /> requirement for a setback may be granted when the owner of such agricultural land has <br /> indicated in writing that the land will no longer be used for agricultural production. <br /> [Implementation Measure 3.2.4.3 (d)] <br /> Timing: Improvement Plans approved by CDD and MHCSD prior to Final Map approval. <br /> 14. Entry Landscape Areas: The Arterial Intersection Entry at Central Parkway and De Anza <br /> Boulevard and all Neighborhood Entries shown on the attachments to the Tentative Map shall <br /> be constructed in accordance with respective entry types provided in the Specific Plan III <br /> document and the MHCSD Design Standards. Site Furnishings: Site furnishings shall be placed along streets and trails, and in parks <br /> (including mini parks),open space areas, or other locations that are accessible to pedestrians, <br /> in accordance with Specific Plan III Implementation Measure 4.2.6.3. Such furnishings shall be <br /> installed concurrently with the project's landscaping.All furnishings are subject to design review <br /> approval. <br /> Timing: Site furniture within the project's privately or commonly owned areas shall be approved <br /> by the CDD Director concurrently with project Improvement Plans. Site furniture in public places <br /> shall be approved by the Mountain House Community Services District(MHCSD) General <br /> Manager concurrently with project improvement plans prior to the project's Final Map. <br /> 16. Pedestrian Pathways: Final Maps shall maintain all feasible pedestrian connections, as <br /> proposed in the Tentative Map. In instances where the proposed location of a through-block <br /> connection is determined by the Community Development Director to be in conflict with the <br /> health, safety and welfare of community residents,such connection may be eliminated. <br /> Timing: Improvement Plans approved by CDD and MHCSD prior to Final Map approval. <br /> 17. Bicycle and Pedestrian System: Final Maps shall conform to the bicycle and pedestrian <br /> system depicted in Specific Plan III Figure 9.7. <br /> Timing: Improvement Plans approved by CDD and MHCSD prior to Final Map approval. <br /> 18. Traffic Signal Bicycle Actuation: Traffic signals required for the project shall include the latest <br /> technology for bicycle actuation, or if such technology does not exist, pedestrian equipment to <br /> allow cyclist actuation. [SPIII Implementation Measure 9.9.1.3(f).] <br /> Timing: Note on Improvement Plans approved by CDD and MHCSD. <br /> 19. Roadways and Transit: Final Maps shall conform to the roadway system depicted in Specific <br /> Plan III Figure 9.6 for arterials and collectors, and to the transit system depicted in Specific Plan <br /> III Figure 9.8. <br /> 3 <br />
