Timing: Improvement plans approved by CDD and MHCSD prior to Final Map approval. <br /> 20. Public Area Landscaping and Architecture:The applicant shall submit landscape <br /> improvement plans for the project. Landscaping and architectural design of public areas shall <br /> implement the commo i design theme for the neighborhood and shall be consistent with the <br /> MHCSD Design Manual, Roadway Landscape Plans, and/or other applicable neighborhood <br /> design criteria. [SPIII Implementation Measure 4.2.4.3] <br /> Timing: Improvement Plans, Building Permits. <br /> 21. Design Guidelines: The proposed project shall comply with the general intent of the project's <br /> Residential Design Guidelines. Any such proposed Residential Design Guidelines shall be <br /> submitted to the County prior to approval of Final Maps. [Specific Plan III Implementation <br /> Measure 4.5.3.3(a-d)] <br /> Timing: Include note cn Final Map for conformance with the general intent of the Residential <br /> Design Guidelines. <br /> 22. PLEP Requirement: =or the purposes of the Public Land Equity Program (PLEP), the public <br /> land dedication requirement for the Tentative Map is 7.4 acres (21.2%X 34.88 acres in the <br /> project)whereas the actual amount of qualifying PLEP public land is 1.37acres. The resulting <br /> Public Land Deficit is, therefore, 6.0 acres. The subdivider shall correct said Public Land Deficit <br /> if not previously corrected by using one or more of the following methods: 1) Dedicating Public <br /> Land which is not on the shown on the Tentative Map but which is within the Mountain House <br /> Community to the Applicable Public Agency, sufficient in acreage to meet said Public Land <br /> Deficit;2)transferring fee title ownership of Private Land which is not needed for public facilities <br /> or services but which is within the Mountain House Community to MHCSD, sufficient in acreage <br /> to meet said Public Land Deficit; and/or 3)submitting land vouchers to the MHCSD, sufficient in <br /> acreage to meet said Public Land Deficit. (Mountain House Development Title, Chapter 9- <br /> 1245M regarding the Public Land Equity Program, and Chapter 9-110M regarding definitions <br /> for"Public Land Deficit',"Applicable Public Agency',"Private Land", and"land voucher".) <br /> Timing: Condition shall be satisfied prior to approval of the first Final Map, or as required by the <br /> Applicable Public Agercy. <br /> 23. Perimeter Grades--Undeveloped Property: Sites developed adjacent to undeveloped <br /> property shall establish perimeter grades no lower than the adjacent land, and no more than <br /> one foot higher, unless accommodated within a landscaped area or retained with a wall of no <br /> more than four feet. Slopes within these areas shall not exceed 3:1 horizontal to vertical or <br /> retained with a maximum four-foot height wall. [SP3 Implementation Measure 4.5.2.3(a).] <br /> Timing: Improvement Plans approved by CDD and MHCSD. <br /> 24. Perimeter Grades—Developed Property: Perimeter grades adjacent to developed properties <br /> shall match the adjacent grade, plus or minus one-half foot, unless occurring within a <br /> landscaped area, or retained with a maximum 4' height wall. [SP3 Implementation Measure <br /> 4.5.2.3(b).] <br /> Timing: Improvement Plans approved by CDD and MHCSD. <br /> 25. Grading—Residential Lots: Residential lots shall be graded such that the finished Floor elevation <br /> is at least 12 inches above the street curb. [SP3 Implementation Measure 4.5.2.3(c).] <br /> Timing: Improvement Plans approved by CDD and MHCSD. <br /> 26. Curb Grades: In order to help minimize visual impacts of Arterial streets, curb grades should be <br /> established 6-12 inches below the finished grade at the right-of-way line. Roadway median <br /> strips should be gradec with a crown height approximately 6-12 inches above the curb, for a <br /> 4 <br />
