Lk" K L E I N F E L D E R
L and soil pile be sampled for pesticides or other hazardous chemicals and that the soil pile
be removed and disposed of in accordance to local, State and Federal regulations.
L • Several soil piles are located along the southwestern bank of the irrigation canal.
According to Mr. Spatafore, the soil is silt and topsoil that is dredged out of the irrigation
canal. He also stated that the dredged soil is piled up along the irrigation canal to dry out
and is then spread out over different areas. Kleinfelder recommends that the soil piles be
sampled for hazardous materials and/or petroleum products and then removed and
disposed of in accordance with local, State and Federal regulations.
L • Three pole-mounted transformers were observed throughout the site. Two are located
near the eastern edge of the site, near the produce stand and along the eastern edge of the
fishing pond area. The third pole-mounted transformer is located in the western portion
of the site, approximately 100-150 feet west of the tree line. The transformer appears to
Lbe relatively old and discolored. There is no staining or leakage associated with the
transformers. Based on their age, they may contain PCB's. Verification of the dielectric
fluid is usually the responsibility of the utility owner. Testing of the fluid should
Lbeconducted prior to removal of the transformer.
• Two domestic wells and two septic tanks are located near the eastern edge of the site,
Lnear the produce stand and residential trailer. If the wells and septic tanks are to be used
in conjunction with the proposed development they should be tested for suitability of use.
If they are not going to be used, Kleinfelder recommends that they be closed and
L abandoned in accordance to local, State and Federal regulations
• An abandoned fishing pond area was located in the southeastern portion of the site.
r, According to Mr. Spatafore the ponds were in use for approximately 20 years but have
been abandoned for the last year or two. Mr. Spatafore stated that no chemicals were
used in or around the ponds and they are not currently expected to have an adverse
L impact on the site.
• A below grade PVC pipe system was located along the northern fence line of the
L abandoned fishing pond area. According to Mr. Spatafore, this system was part of a
drainage system from the fishing ponds that emptied excess water from the ponds into the
irrigation system. To the best of his knowledge nothing hazardous has been poured into
L the system and it is not expected to have an adverse impact on the site
L • A produce stand was located near the eastern edge of the site. The produce stand
contains a shopping area with shelves and refrigerated storage cases and a cash register
area. A back room was observed behind the store and contains an office area and a
1 storage area. Kleinfelder did not have access to the office but a desk and several shelves
were observed through a window. Several small containers of oil were noted in a second
story storage area. Several compressors, associated with the refrigerated storage
Lcontainers, were also observed along the southern wall of the produce stand. No staining
or leakage was observed on or around the oil containers or compressors and they are not
expected to have an adverse impact on the site.
L21073.P0I /STO2R761 Page 28 of 31
Copyright 2002 Kleinfelder,Inc.
