KLEINFELDER
An employee owned company
File No. 21073
` July 28, 2003
Mr. Michael Clevenger
Pegasus MH Ventures I, LLC
4900 Hopyard Road, Suite 202
Pleasanton, CA 94588
Subject: Report
Limited Soil Sampling and Analysis
Mountain House Parkway
Tracy, California
Dear Mr. Clevenger:
.. This report presents analytical results for soil samples collected in agricultural fields and in the
vicinity of a former above ground storage tank (AST) at the above-referenced site. This report
presents a summary of our field activities, observations, analytical results and
. conclusions/recommendations.
BACKGROUND
Kleinfelder conducted a Phase I Environmental Site Assessment of the subject site (File No.
21073.P01) dated November 12, 2002. This Phase I Report initially included approximately 230
acres. Selected opinions based on our onsite findings relevant to this site included the following
as bulleted in our Phase I Environmental Site Assessment report:
" • Due to the past and current agricultural use of the site and from information received from
the San Joaquin County Agricultural Commissioners Office, environmentally persistent
pesticides and herbicides may be present onsite. Due to the proposed use of the site,
` Kleinfelder recommends shallow soil sampling fbr the site, prior to development.
• Three aboveground storage tanks (AST's) are located along the northeastern bank of the
irrigation canal, in the eastern portion of the site. According to Mr. Spatafore, these tanks are
used to hold diesel and gasoline fuel for vehicles. Staining was observed on the soil
` underneath the tanks and around the fill nozzles. The tanks do not have secondary
containment, Kleinfelder recommends that the tanks be 'removed in accordance to local, State
and Federal regulations. Kleinfelder also recommends that soil sampling be conducted
` underneath the tanks to check for possible soil contamination.
21073/ST03R1067 July 28,2003
L ©2003 Kleinfelder,Inc.
