FIVES LOTS ARE TO BE COMMERCIAL FREEWAY <br /> SERVICE AND FIVE LOTS ARE TO BE FOR LIMITED INDUSTRIAL, LOCATED <br /> ON THE WEST SIDE OF MOUNTAIN HOUSE PARKWAY, AT THE WEST <br /> TERMINUS OF SCHULTE ROAD IN PATTERSON PASS BUSINESS PARK. <br /> (DISTRICT 5). <br /> APPLICANT: King and Lyons APN: 209-090-40 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. <br /> Mountain House Parkway has a variable existing right-of-way width and a variable planned right-of-way <br /> width. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. Any deviations to the Special Purpose Plan shall be approved by the Directors of the Community <br /> Development Department and the Department of Public Works as part of the subdivision <br /> improvement plan approval. (Adopted Special Purpose Plan, Page 14) <br /> 2. A Parcel Map is required (Development Title Section 9-915.2) <br /> All improvements shall be in conformance with the Improvement Standards and Specifications <br /> of the County of San Joaquin. All improvement plans and specifications shall include grading <br /> plan for each individual lot, if applicable. These improvement plans and specifications are <br /> subject to plan check, field inspection fees and must be approved by the County of San Joaquin <br /> Department of Public Works prior to approval of the Parcel Map.
