If improvements referred to herein are not completed prior to the approval of the Parcel Map. the <br /> subdivider shall execute an agreement with the County of San Joaquin ensuring the completion <br /> of improvements within one (1) year after tiling the Parcel Map. <br /> (Development Title Section 9-1100.3) <br /> 5. Schulte Road shall be dedicated and improved to County Standards for an 84 and 100-foot <br /> right-of-way industrial street. Berkeley Road and Stanford Road shall be dedicated and <br /> improved to County Standards for an 84-foot right-of-way industrial street. <br /> (Development Title Sections 9-857.4, 9-1150.2 and 9-1150.5). <br /> 6. Dedication to result in a 62-foot wide right-of-way from the ultimate centerline of Mountain <br /> House Parkway to the property line shall be required and improved on the subdivided side to <br /> County Standards and conform to the existing structural section. <br /> (Development Title Section 9-1150.5(b)) <br /> 7. A community detention pond/terminal drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate drainage for the subdivision. Hydrologic <br /> and hydraulic analyses shall demonstrate that all property, both downstream and upstream of <br /> the discharge, will not be subject to a higher flood level as a result of the proposed drainage. <br /> (Development Title Section 9-1135.2) <br /> 8. The project shall be served by a public water system conforming to the requirements of the <br /> San Joaquin County Public Health Services Environmental Services Division, the Department of <br /> Public Works and the City of Tracy. The system shall provide adequate domestic and fire water <br /> supply in conformance to the requirements of the County Fire Warden and the local Fire District. <br /> (Development Title Section 9-1120.2) <br /> 9. The project shall be served by a public sewer collection and treatment system constructed in <br /> conformance with the requirements of the San Joaquin County Public Health services <br /> Environmental Services Division the Department of Public Works and the City of Tracy. <br /> (Development Title Section 9-1105.2) <br /> 10. Street lighting shall be provided for the subdivision and the frontage of Mountain House Parkway. <br /> (Development Title Section 9-1150.11) <br /> 11. The area outside the existing boundary of County Service Area 50 shall be annexed to the <br /> District prior to the approval of the Parcel Map to provide for the operation, maintenance and <br /> improvement of storm drainage, water, sanitary and street lighting facilities. <br /> (Development Title Section 9-1100.5) <br /> 12. Adjustment to improvements shall be made to provide for two-way traffic and for temporary <br /> cul-de-sacs as well as utility systems modification to conform to County Standards where <br /> subdivision is to be recorded in phases. <br /> 13. A Preliminary Soils Report is required in accordance with the County Standards for the purpose <br /> of determining the R-Value for the design of the roads. <br /> (Development Title Section 9-910.2) <br />
