CONDITIONS OF APPROVAL <br /> NS-92-67 <br /> PAUL & JACQUELINE POLK <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> I. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2, 096.00 per single family dwelling unit in the <br /> Lockeford area. The fee will be $2, 181. 00 per single <br /> family dwelling unit in the Lockeford area effective <br /> February 17, 1992. The fee shall be automatically <br /> adjusted July 1 of each year by the engineering <br /> Construction Cost Index as published by the Engineering <br /> News Record. ) (Resolution R-90-304, R-91-1025) <br /> C. The frontage improvement for Jack Tone Road shall be <br /> constructed in conformance with the standards for one- <br /> half of a 84-foot right-of-way rural arterial road. The <br /> construction of the frontage improvements will be <br /> deferred by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent <br /> to their estimated construction costs prior to approval <br /> of the Improvement Plan. (A $250.00 fee currently is <br /> required for processing per Planning Title Section 9- <br /> 10502 in addition to a copy of the Grant Deed, legal <br /> descriptions of Parcel 1 and an estimate. The estimate <br /> and legal description shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form <br /> to be supplied 'by the Public Works Department and <br /> submitted to the Public Works Department for approval. <br /> As an option the Department of Public Works will prepare <br /> the drawing and estimate for an additional fee of <br /> $100.00. ) (Planning Title Section 9-2143) <br /> d. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> e. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. (Subdivision <br /> Map Act Section 66411. 1) <br />
